Becoming More Energy Efficient - Friday Harbor, WA

This homeowner started noticing that the floors in their home were always cold. It felt like they were spending so much on their energy bills to keep their home heated that they wanted to find a solution. They inspected their crawl space and found that the fiberglass insulation in the crawl space wasn't attaching to the sub-floor anymore and was falling on top of the vapor barrier. Unsure of why this was occurring, they reached out to John's Waterproofing.

When water intrudes into the crawl space, over time it eventually evaporates into the air and gets absorbed by the homes natural materials. The fiberglass insulation absorbed this excess moisture from the air and becomes loose from the sub-floor, negating its purpose of properly insulating the home. It also increases the risk of exposure to mold and mildew growth. In order to solve this issue, a full encapsulation would be necessary. Encapsulations help to seal the crawl space off and prevent water intrusion. We take out all the fiberglass insulation and damaged vapor barriers. Then, we install a drainage system using a perforated pipe and TripleSafe sump pump. The pipe is installed along the interior perimeter of the crawl space and acts as a safe passageway for water to be collected and sent to the sump pump. The TripleSafe is a three pump system that is capable of taking all that collected water and securely pushing it out and away from the homes foundation. Afterwards, TerraBlock insulation foam is installed along the base of the space. This helps to regulate the environment and promote better energy efficiency. By keeping the crawl space around the same temperature year round, then the heating/cooling systems don't have to work as hard to keep up with the changing climate. A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against water. One of the final steps is applying Spray Foam to the foundation walls. This is made of a material that expands to fit every crack and crevice to air seal and insulate the space. Once the encapsulation is fully completed, the homeowner will enjoy all the benefits of a dry and healthy crawl space, including more energy efficiency. 

Home Settled Due to Water Damage - Friday Harbor, WA

This homeowner started noticing that their home was settling due to water damage in the crawl space. They found the doors weren't shutting properly and that the floor felt like it was sagging. Unsure of how to resolve this without having to move homes, they decided to call John's Waterproofing about their options. We informed the homeowners that a full encapsulation would prevent future water from intruding and Helical Piers could stabilize the home once again. 

Encapsulation involves sealing the home off from the earth and installing a proper drainage system so that water has a safe passage to exit the space. With the TerraBlock insulation foam and the CleanSpace vapor barrier sealing the home off from the earth, then the environment can be controlled to regulate the humidity levels. This helps prevent mold and mildew growth that can deteriorate the wooden posts supporting the homes foundation. Additionally, for the structural repairs 4 Helical Piers are installed. These help to permanently stabilize the home by shifting the soil beneath the house and raising its foundation. The Helical Piers are backed by a 25 year warranty to ensure that the homeowners won't have to worry about any more settling. With these two systems installed, the homeowner will once again be able to enjoy their home without the threat of water damage or settling. 

Waterproofing the Basement for Rainy Seasons - Friday Harbor, WA

This homeowner wanted to know how they could protect their home during the rainy seasons. They noticed water was puddling into their basement and knew it would be important to waterproof it before any structural damage occurred. Also, they wanted to be able to use their basement and store their items without the fear of water coming in and ruining their possessions. They reached out to John's Waterproofing to install a full basement waterproofing system that would protect even during the heaviest rainy seasons.

To begin the basement waterproofing process, we first need to install drainage. Our drainage system involves installing WaterGuard along the interior perimeter of the basement. This helps to collect any water and prevent it from pooling in the basement. It is lined with gravel to help filter through the water and then is covered by concrete to be unnoticeable. This WaterGuard then connects to a SuperSump Plus sump pump. The sump pump is able to collect the flow of water from the WaterGuard and safely send it away from the homes foundation. To protect the foundation walls, we installed BrightWall. This is paneling that provides a semi-finished look and made of materials that won't rot or mold. It is attached directly into the foundation walls and singled into to the WaterGuard system to securely flow water from the walls to the drainage. Lastly, to control the environment we install a SaniDry dehumidifier. This pulls any excess moisture out of the air and helps prevent mold growth. Once this waterproofing process is completed, the basement is protected against water even during the rainiest seasons.
