Due to the large size of this home, it was built with 2 separate crawl spaces. Over many years, both of the crawl spaces had suffered from water intrusion, and were in need of a tune-up. After reading online that John's specializes in high-end crawl space Encapsulation, the homeowners called on us for help. We scheduled them with one of our Design Specialists. Upon arrival, he greeted the homeowners, and listened intently while they explained the issues they were having. After their conversation, he thoroughly inspected both of the crawl spaces, as well as the foundation of the home. During his inspections, he found evidence of water intrusion into both of the crawl spaces, as well as cracks along 2 sides of the foundation walls inside of the larger crawl space. He explained the condition of the crawl spaces and foundation to the homeowners, and proposed high-quality solutions - Fully Encapsulating both spaces, and reinforcing the cracked foundation walls with Carbon Fiber Stitching. These solutions were received by the homeowners with great satisfaction! They were eager for the work to begin, and we got them on our schedule quickly.
On the day of the dual Encapsulations, and structural reinforcement of the foundation walls, our crew arrived and got straight to it! First, they removed all of the old crawl space debris, wiping the slate clean for the Encapsulations to be installed. Next, our crew reinforced the cracked foundation walls with Carbon Fiber Stitching, which is 10 times stronger than steel, and will ensure that the cracks do not grow. Installing the Carbon Fiber Stitching was immensely important, as leaving foundation cracks alone allows them to worsen, potentially causing catastrophic structural failure to essential supportive components of homes. After returning structural integrity to the foundation walls, our crew began to encapsulate. First, they laid down 3" Perforated Piping along the full interior perimeter of both spaces, to catch all water intrusion. When water enters the Piping, it will be routed to an UltraSump Pump, which will expel all of the water safely away from the home via an underground discharge line. At the end of the discharge line, our crew installed a LawnScape Outlet, to evenly disperse water into the lawn. Directly on top of the Perforated Piping, our crew laid down TerraBlock Insulation, to cover the entire ground of both crawl spaces. TerraBlock is a thick and durable ground insulation, providing a supportive, walkable surface, while also insulating the space. Next, our 20 Mil CleanSpace Vapor Barrier was laid on top of the TerraBlock, as well as up onto the walls, to prevent ground and wall moisture and vapors from seeping into the spaces. CleanSpace is bright and white, and dramatically improves the appearance and protection of crawl spaces. It is guaranteed for 25 years against rips and tears, and is so robust that it allows your crawl space to be used as dry storage. To insulate the foundation walls, our crew installed SilverGlo Insulation Foam Panels, which are graphite-infused to retain heat and lower energy costs for homeowners. These Panels are waterproof, resistant to mold growth, and are much more effective than standard insulation boards. In the event of an unexpected plumbing leak, or Pump failure, we also installed a SmartDrain into the lowest point inside the space, which will alert the homeowners immediately with a loud alarm if water is ever detected. The SmartDrain is fully battery operated, so even in the event of a power outage, this home will be protected from the devastating affects of water damage. To control the relative humidity inside both of the crawl spaces, our crew installed 2 SaniDry Dehumidifiers, to prevent mold growth, and to create a healthy air environment throughout the entire home. The air inside of your home, comes from your crawl space, so having a clean and dry space beneath your home is of immense importance to protect the health of your loved ones. The final step in Encapsulating both of these crawl spaces was installing an EverLast Access Door into the entrance of each space. Our EverLast Doors are made of highly durable, rigid plastic that will never rot or discolor. They will last the life of the home, and are easy to open, and close. When closed, they leave no gaps along the edges - ensuring that rodents cannot enter through them. This home now boasts dual crawl space encapsulation, and is protected from the catastrophic damage that water intrusion can cause. Additionally, because the crawl spaces will always remain dry and clean, the air quality inside of this family's home will help sustain a healthy and thriving structure for years to come.
