A Curious Discovery - Greenbank, WA

Homeowners, curious about their own crawl space, took a peek down under one day. The vapor barrier was torn to shreds, fiberglass insulation hung low from the ceiling, and standing water puddled throughout. Though they didn't know what any of this meant, it didn't feel right. The homeowners called John's Waterproofing for a free inspection to see if this was a problem. And sure enough, it very much was. During the inspection, our Design Specialists spoke with the homeowners and determined a plan that would preserve the longevity of the home and protect the family's health. 

The crawl space encapsulation project started with the removal of all debris, the vapor barrier, insulation, and standing water. Then, once the dirt floor was exposed, a trench was dug around the interior perimeter, where a Perf Pipe was inserted. This is a drainage system that catches groundwater and directs it to the sump pump. In the lowest location of the crawl space, a TripleSafe sump pump was installed. This system is the most optimal choice for water intrusion, as it features three pumps, one of them being battery-powered to ensure efficiency if a power outage were to occur. Next, SilverGlo wall was inserted across the foundation walls to insulate the space by radiating heat back in, all the while sending any excess water from the walls down to the Perf Pipe. After that came TerraBlock, a thick foam insulation, which was laid along the floor. On top was its sidekick, CleanSpace. CleanSpace is a heavy-duty vapor barrier that traps moisture underneath. To complete the service, a SaniDry Sedona dehumidifier was installed to maintain humidity levels around 55%, preventing mold growth and promoting healthier air throughout the home. In this homeowner's case, curiosity did not kill the cat - in fact, it saved the home.

Critter Issue in the Crawl Space - Greenbank, WA

When a critter enters the crawl space it can be difficult to remove them. The damp environment paired with fiberglass which makes a nice bedding material for them, and being able to escape exterior elements, can lead to a crawl space being a very welcoming space for them. The owners had replaced vent screens when they were chewed through, set rocks up in front of their exterior entryway since the wood door was chewed on, and placed traps. But the critters kept on coming back and the owners needed something new to try. John's Waterproofing proudly specializes in crawl space encapsulation. This system is built to deter critters, allowing us to control the environment and help keep your home healthy. To begin we pull out the old vapor barrier, fiberglass, and debris. We then seal all the vents shut. Since there was signs of water issues we than install a drain system and a sump pump. This will collect groundwater and direct it away from the homes foundation. We lay TerraBlock insulation over the dirt floor, and than bring in CleanSpace. This 20 Mil thick woven barrier, is difficult for critters to chew through, making it an excellent deterrent against unwanted critters. This is installed between each wooden post and its footing, is anchored along the foundation rim joists, and each and every seam is sealed shut with a special four inch wide waterproof tape. To control the spaces relative humidity we install a SaniDry dehumidifier, and install Spray Foam insulation. This completes the insulation for the space and will air seal along the foundation walls. To complete the project we install an EverLast entry cover, this is difficult for critters to chew on and will keep the exterior elements from making their way into the crawl space. The owners were thrilled with the transformation and look forward to knowing their crawl space is now built to deter critters from making their way back under the home. 

Foundation Inspection in Greenbank, WA

This homeowner reached out to John's Waterproofing. They had noticed degradation in a portion of their foundation. They were looking for a professionals opinion on if the issue was something which could be addressed by repairing the impacted area, or if it was a sign of a much bigger, irreparable issue. We scheduled a design specialist to head on out to do a full inspection, after which he shared his findings with the owner and they discussed options.  Ultimately the issue could be addressed and fixed with a repair plan. To begin we needed to address the damaged area. We built a form around the damaged section of the foundation wall from within the basement. We installed steel rods into the form and than poured in concrete. Once the concrete sets, we removed the form, leaving behind a sturdy and stable foundation. After completing this section of the work we installed a WaterGuard drain system around the interior perimeter. This collects and directs water to the lowest point. From there water enters a newly installed SuperSump which directs the water away from the homes foundation. A CleanSpace wall system is installed to guide water from the walls to the WaterGuard. And we complete the project with a SaniDry dehumidifier. This space is now stable and dry and the owners were so pleased to know it was a repair needed and not something much bigger.
