Water Entering Basement in Independence, OR

This homes basement had water getting into it. The foundation walls were damp to the touch and water was found in small pools along the floor. Ready to have this issue addressed, the homeowners called upon John's Waterproofing to get their free inspection scheduled. After talking through options and pricing, they settled on the solution to keep their home dry and healthy. 

To begin our crew dug a trench around the interior perimeter of the basement. Here we installed a bed of gravel and installed our WaterGuard drainage system. This is fed water from with walls with our BrightWall paneling. This paneling is waterproof, will not rot or mold, and brightens the basement, providing a semi-finished look to the area. All water is guided to the new drainage system where it will be collected along with any other groundwater to be graded to the lowest point of the basement. In this spot we install a TripleSafe sump pump to send the water safely away from the home's foundation to a LawnScape outlet. To ensure the air would remain healthy a SaniDry dehumidifier was also installed. 

2" of water in basement-Independence, OR

A homeowner contacted us because he had 2" of water in his basement after a particularly bad rainstorm. He had just recently begun to do framing for what he hoped would be a finished basement so it was clear to him that his basement needed to be waterproofed first. A System Designer was scheduled to go out and help the homeowner with a solution to his problem. The System Designer walked the basement with the homeowner and helped him understand where the water was coming from and how John's Waterproofing could fix the problem and keep his basement dry.

The crew arrived to find the homeowner had removed everything from the basement so the work could begin. The basement water had receded so the crew began by removing 6" of the perimeter of the basement floor in order to install a WaterGuard drainage system. WaterGuard is an award-winning product that is installed on top of the footing in a bed of gravel and concreted over and terminates at a sump pump. The homeowners chose the TripleSafe system with its primary pump, backup pump, and UltraSump battery backup to ensure continued protection in the event of a power outage. Window well ducts were included to make sure any water that filled up the window well would be directed to the WaterGuard before it could reach the window sill. ThermalDry Wall was chosen as a wall barrier to guide moisture from the walls into the system and to aid in insulation. Now the basement was ready to be built out for a warm and inviting living space.

Damp Basement Prepped to be Finished - Independence, OR

Working towards creating a livable space in your basement can be a great way to utilize the home you already live in. This homeowner was ready to convert their basement into an additional bedroom, a play area for their kids, and a laundry room. They had 2" of water on the floor after large rainstorms so they knew they would need to waterproof the space beforehand. They called us after searching online and set up a free inspection and estimate. 

To begin working our crew dug a trench along the interior perimeter. Here a bed of gravel was laid down with a full WaterGuard drainage system. This naturally grades water to a newly installed SuperSump pump Plus, which then pushes the water safely out and away from the home's foundation to a LawnScape outlet. We installed 3 WellDuct for the basement window to ensure the window wells wouldn't overflow and breach the window sills. To waterproof the walls and insulate the space we then installed a ThermalDry radiant barrier to ensure the home would remain dry and healthy after the remodel was completed. 

Getting Ready to Sell - Jefferson, OR

This homeowner knew his sump pump was not operating properly, and was getting ready to sell the home. Knowing that the crawlspace was not going to pass inspection because of the water issue, he reached out to John's Waterproofing. Needing to make sure his home was salable, he elected to get the work done right away with our real estate program. 

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and insulation were removed and a 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it safely out and away from the homes foundation. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the drainage system. Now the crawlspace is up to code and won't prevent a sale from going smoothly.

Historical Home Needs Foundation Repair - Independence, OR

This was a historical home that was in bad need of foundation support and repairs. The floors in the home were sagging and most of the beams were cracking and falling apart.  Additionally, the crawlspace was not to code depth-wise which made much of it inaccessible.  A System Designer was sent to the home and did what they could to inspect the crawlspace. They were able to take the needed measurements to determine a pretty accurate proposal but made it clear to the owner that until the space was dug out sufficiently to navigate and see everything that there could be additional costs. The homeowner accepted the terms as he was just anxious to get the work done and save the house. 

The work of digging out the space and installing the SmartJack supports and replacing beams had to be done simultaneously so 2 installation crews were sent. As the crawlspace was dug out to make the area was accessible, beams were replaced and SmartJack a high-capacity galvanized steel piers were installed.  A new Everlast access door was installed to replace the old rotting wood door and a new 6mil, black vapor barrier was installed, overlapping 18" as per code, and fastened to the foundation wall.

Six inches of Water in Crawlspace - Independence, OR

These homeowners went to check under their homes after heavy rains had occurred and discovered six inches of water standing throughout the area. The homeowners were worried about the issues that could arise with water penetrating the wooden beams under their home and called John's Waterproofing for help. 

Our crew arrived and began by removing the debris from under the home, this included removing the old and damaged insulation that was falling apart due to the water weight. We then installed a SuperSump Plus to collect groundwater and push it out and away from the foundation of the home. Since the old insulation was so thoroughly damaged we added crawlspace-specific insulation to the space; TerraBlock insulation was laid over the dirt floor, and the foundation walls were insulated with Spray Foam. We sealed the space with our CleanSpace vapor barrier. This creates a water-tight seal beneath each post and anchors along each wall. As an added layer of protection, we also installed a SaniDry Sedona dehumidifier. This home will now be worry-free when the rains come through. 

Crawlspace has Six Inches of Water - Independence, OR

This home was experiencing water issues, and the homeowners were frantically trying to control the six-plus inches of water that had pooled under their home. To help out we started by sending a service tech. They hooked up a temporary pump system to move water out of the crawlspace to a safe location away from the home's foundation. We then had a design specialist go out and assess the situation when we could see things more clearly. 

To solve this problem we began by laying out a system with three-inch perforated pipes. This would collect the groundwater and distribute it to one of the two SmartSump Pumps we installed to cover the large space with the areas with high levels of water. These sump pumps then pushed the water out and away from the home to newly installed LawnScape outlets. We then isolated each wooden post so it wouldn't get water damage and encased the crawlspace with our 20 Mil think CleanSpace vapor barrier. To top of this project we installed a SaniDry Sedona dehumidifier to control the moisture content. This home will now be dry and healthy! 

Leaking Basement in Independence

This customer had an unfinished basement that had a bathroom and was their laundry room. Over time they started to notice a musty smell and started looking around for where it was coming from. They had found water was leaking into their basement bathroom causing mold to grow. 

Our inspector Carolann went out and recommended installing our patented WaterGuard system that goes around the parameter of the basement floor that drains water unseen into a Super sump pump to be pumped out of the basement a safe distance from the home. We installed ThermalDry wall that helps reflect heat back into the basement. Along with a nice finish with our BrightWall paneling in the basement. 

Now, these homeowners are on their way to a finished basement and don't have to worry about water leaking into the basement. They can have peace of mind for years to come every time it rains that their basement will be dry and not stress that mold is growing.
