A tall crawl space can be a wonderful storage space, and this homeowner was fully using the area. However, they noticed that the space was damp and some of the items boxes were exhibiting signs of water damage. Wanting to continue using the space as they wish, they knew they would have to find a way to keep this are dry. For this, they contacted John's Waterproofing to learn about encapsulation. The owners loved that the encapsulation seals the crawl space away from exterior factors. We also use a 20 Mil woven vapor barrier in our encapsulations, this has a 25 year warranty against rips and tears, making it very useful for crawl space storage. The woven fibers through this also make it helpful in deterring critters from coming into the space.  The owners were excited to get a full crawl space upgrade!

Keeping Crawl Spaces Healthy with Vapor Barriers - Oak Harbor, WA

Vapor barriers are extremely important in maintaining a dry and healthy home. They help to prevent moisture from getting into the air and being absorbed by the insulation or wooden posts. They also help improve energy efficiency, mold growth, and act as a pest deterrent. For this homeowner, they had no idea how important having a vapor barrier in their crawl space was until they started experiencing the negative effects. From musty odors in the living spaces to water damaged wooden posts, this homeowner knew they were in trouble of jeopardizing their homes health. They reached out to John's Waterproofing about the possible solutions.

We informed the homeowner that we could do a full install of a new vapor barrier and would also remove all the dirt and debris that was covering the crawl space floor. Once the debris and fallen insulation was removed, then we could install the new vapor barrier. This 6 mil liner is designed to seal the earth off from the crawl space and act as protection against moisture damage. It is installed along the base of the crawl space, up the foundation walls, and between the concrete footing and wooden posts to isolate and protect against water damage. Each seam of the new vapor barrier is overlapped to prevent water from being able to seep over top of it. We also anchored it to the foundation walls so that the liner can stay secure and won't move. Once the new vapor barrier is installed, now the crawl space has some protection against the hazardous conditions that moisture damage can do to a crawl space.

Keep the Basement Dry - Oak Harbor, WA

Tired of water interfering with using your basement? That's exactly how this homeowner felt after years of experiencing water seeping in through the basement walls. They were no longer able to use the space how they wanted and often avoided going down there during the rainy months. Ready to make a change, the homeowner called John's Waterproofing to discuss what options were available to save their basement. 

The basement waterproofing system is designed to be able to securely keep water out of the basement by installing a wall and drainage system. These two work together to keep the basement dry all year round. To begin, we needed to install a drainage system that would direct the flow of water to be sent out of the home. This is done by jackhammering a trench along the interior perimeter of the basement and installing WaterGuard drainage pipe. This piping is able to collect any water that tries to seep through and offers a safe passageway to be pushed out. It sits at the footing of the basement and is lined with gravel so that the water will easily filter through and avoid getting clogged. WaterGuard then connects to a TripleSafe sump pump which takes all that collected water and safely pushes it out and away from the homes foundation through a discharge line. This three pump system is capable of controlling several gallons of water at a time and has a backup battery operated pump so it will keep water out even if there's no power. Once the drainage system is installed, we apply a wall system. BrightWall is a white paneling that offers a semi-finished look to the basement. It helps to guide water from the walls down below to the drainage system to be sent out. To ensure the moisture in the air is kept at a healthy range we than installed a SaniDry dehumidifier. Afterwards, the basement has a full waterproofing system installed that will ensure the basement will stay dry and healthy no matter the season.

Water Issues Around the Foundation - Oak Harbor, WA

With water pooling around this homes downspouts by their home, they had a feeling water issues could be occurring under their home. They checked in their crawl space and saw about an inch of water throughout the area. They knew they would need to get this addressed as water could lead to mold, mildew, and rot. So they called up John's Waterproofing after reading our reviews. To begin on this home would address their downspouts. These were all extended down into the ground and we installed drainage pipes to direct this water a safe distance away from the home. This will help to relieve that hydrostatic pressure on the homes foundation. We then wrapped into the crawl space to encapsulate. All of the old vapor barrier, general debris, and old fiberglass was pulled out. We then installed a full interior drainage system. This collects water and provides a path so it can flow to the lowest point where a SuperSump Plus will then pump the water away from the homes foundation. The vents were sealed shut and we laid in our TerraBlock insulation over the dirt floor. CleanSpace is brought in next, going under each wooden post, anchored to the walls, and sealed into place using a four inch wide waterproof tape. We installed a SaniDry dehumidifier and applied Spray Foam insulation on the foundation walls to complete the job. This home is now set up to remain dry and healthy.
