Crawl Space Repair Photo Album: Full Crawl Space Encapsulation With 5-Star Review - Oak Harbor, WA
This homeowner had been dealing with a wet crawl space for many years. The standing water inside of the space, had caused the air inside of her home to feel damp and heavy. Being fed up with these conditions, she called on John's. We sent out a Design Specialist and when he arrived, he greeted her with a smile and a handshake, and then asked questions so that he could fully understand the issues. She explained to him that the crawl space had standing water in it frequently, and that the air inside of her home often felt damp and heavy. After their conversation, he performed an in-depth and thorough inspection of the crawl space. He found large amounts of standing water, hanging insulation, and mold. It was obvious that water had been a persistent problem in this crawl space for many years. Waterproofing wet crawl spaces is an absolutely imperative step in protecting the long term investment of your home, and the safety of your family within. He explained that the best way to waterproof a crawl space, is to Fully Encapsulate, using our CleanSpace Encapsulation System. This would mean installing a waterproofing system to catch and pump away all water intrusion, and sealing the space entirely, so that no air, debris, or rodents could enter, as well as installing a Dehumidifier to control the humidity. After the Full Encapsulation was complete, the crawl space would be dry and healthy, and because the components we install are so durable, the space would even be able to be used as storage, where all items would be kept perfectly dry. The homeowner was very pleased with this suggested solution, and asked for the job to be started.
Our crew of waterproofing experts arrived eager to get to work! First, they removed all of the old crawl space debris, leaving a nice clean space, and then they applied Mold X2 onto all areas inside the space where mold had grown. Mold X2 removes mold and stains, leaving clean, healthy surfaces. Next, they laid down 3" Perforated Piping along the full interior perimeter of the crawl space, to collect all water intrusion. After water is collected in the Piping, it will be routed to a TripleSafe Sump Pump. Our TripleSafe Pump is a 3-pump-in-1 system, where each pump is activated if the one before it fails or is overwhelmed by water volume. The TripleSafe provides absolute protection from water intrusion, even in the event of a power outage, as the 3rd and final pump is battery operated. Next, our crew laid TerraBlock insulation across the dirt floor and than lifted each crawl space pier, and then slid a 20 Mil CleanSpace Vapor Barrier underneath each one, to prevent any gaps. The CleanSpace is also anchored along the foundation walls and overtop the TerraBlock. CleanSpace is interlaced with carbon fibers, providing incredible durability, and is warrantied for 25 years against rips and tears. It is bright and white, and transforms crawl spaces into dry, healthy areas. As an added protection, our crew also installed a SmartDrain at the lowest point inside the space, which will set off a loud alarm if water is ever detected. The SmartDrain gives homeowners peace of mind, knowing that they will be alerted to water in their crawl space before catastrophic damage would be able to occur. Water intrusion can come from multiple different sources, including an unexpected plumbing leak, making a SmartDrain a very helpful tool in crawl space management. To control the humidity level inside the space at all times, we installed a SaniDry Sedona Dehumidifier, to ensure a safe air quality, and to prevent mold growth. This crawl space had 12 original vents, so each one was covered with a rigid plastic Vent Cover, to prevent debris and rodents from being able to enter. The final step in a Full Encapsulation, is installing Spray Foam Insulation onto the foundation walls. Spray Foam is sprayed on with meticulous precision, by our highly trained experts, to fill every crevice and void, until a 100% air-tight seal is achieved. It will last the life of the home, and is so effective that it has to potential to save homeowners up to 40% per year on energy costs. The owner of this home made an excellent decision to Encapsulate her crawl space - protecting her home against the devastating affects of water damage. The integrity and safety of the entire structure of her home will benefit from the installation of a professionally Encapsulated crawl space!
After this job was complete, the homeowner gave us a shining 5-Star Review, and stated the following: "Hands down, the best experience I've ever had in the process of renovating my home. The crew worked hard while tackling the monster job of encapsulating the crawl space of my 5770 sq. ft. double dome home. I highly recommend John's Waterproofing, the results are everything our rep said they would be. The house is warmer, the air cleaner, and the damp, heavy feeling is gone and the crawl space is impeccable. Worth every penny, thanks again John's Waterproofing for making my house feel like a home!!"
