Musty Smelling Basement in Rockaway Beach, OR

This basement smelled musty and off. The homeowner used the space for laundry and general storage, but the odor seemed to be getting worse. They had tried to clean the space, and even changed up detergents and put around some air fresheners, but to no avail. They ended up calling up John's Waterproofing after looking online for basement waterproofing companies. 

We ended up finding mold spores were growing in the basement, the high humidity within the space was the issue. To address it we dug a trench along the interior perimeter of the space, laying in a bed of gravel with out WaterGuard drainage system. The walls then were covered with our BrightWall paneling. This safely guides water from the walls to the below drainage system where it then flows to a low point with a TripleSafe sump pump to then pump the water out and away from the homes foundation. To ensure the humidity issues were also addressed we installed a SaniDry dehumidifier. The Mold spores were treated and the basement environment will now keep mold from coming back. 

Hillside of a Finished Basement has water Intrusion Issue - Rockaway Beach, OR

This vacation home had a finished basement that was built onto the hillside. During a recent visit to this home, they found damp spots on the carpeting along the hillside section of their basement. They pulled up the carpeting and found water, with the lower portions of the drywall being squishy to the touch. They knew this would lead to a host of water issues if left unattended and called up John's Waterproofing. We had done work for their main house in Portland, and were thrilled we could provide a solution for their home away from home. 

To address the homes water problem we began by pulling up the carpeting and removing the drywall from the two sides of the space that were prominently below grade. The homeowners opted to do a partial system in the home, to be added onto later if needed. We dug a trench along the two walls, here we installed a bed of gravel with a WaterGuard system, graded along to a low spot where we installed a TripleSafe sump pump to dispel the water well away from the home. To ensure water could safely travel down the walls to the drain system we installed ThermalDry Wall panels, providing a vapor barrier, insulation, and a nice finished look. The homeowners wanted to keep their carpeting since it wasn't very damaged and laid it back down. We finished the space with a SaniDry dehumidifier. The space is once again a beautiful basement, and should the system need to be added onto in the future, it will be easy to waterproof the other two sides of this space. 

Downspouts Dumping Water and Causing Basement Wall Leaks - Rockaway Beach, OR

This homeowner noticed water leaking into their basement through spots on their walls. They asked around and ended up hearing about John's Waterproofing. Upon inspection we noticed that the leaks were occurring in the places where the downspouts were dumping water. These added water pressure had caused these spots in the walls to leak into the basement. To solve this water issue we needed to properly address the downspouts as well as waterproof the basement. 

From the exterior the homes four downspouts were extended down into the ground with a new drain system installed to divert the rainwater well away from the home to a LawnScape outlet. In the basement we dug a trench along the interior perimeter. Here we installed a WaterGuard drainage system to grade the water to a new TripleSafe sump pump. We then installed BrightWall panels along the foundation walls to ensure any water on the walls would be directed down into the drain system. We then added in a SaniDry dehumidifier to help this home remain dry and healthy. 

Badly Damaged Crawlspace - Wheeler, OR

This homeowner contacted John's Waterproofing because they knew they had water problems in their crawlspace. As is common in the older Oregon coast homes, the foundation was built from concrete blocks and they are prone to leaking. Our System Designer showed up at the home and he measured the home and inspected the exterior to look for any signs on the outside that could be contributing to the problem. He found the downspouts in poor order and failing to take the water away as far as it should, as well as fiberglass insulation falling and water on top of the present vapor barrier. It was full of lots of debris including construction debris, and blocks left behind when it was built. Envisioning the need for encapsulation was easy. The homeowner was eager to get the job going. 

A few weeks later our experienced Installers arrived. All of the debris, the old fiberglass insulation and vapor barrier were removed. 18 of the wooden posts had to be replaced due to water damage and rot with our SmartJacks.  A perforated pipe drain system was installed around the parameter, graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor to aid insulation and also protect the new CleanSpace barrier from damage.  All the vents were sealed and the old and rotted wood access door was replaced with a 1/2" thick plastic Everlast door. The 20mil nylon-reinforced CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor. Now the homeowner had a cleaner and healthier home!

Home Plumbing Update in Rockaway Beach, OR

Older pipes can have a lot of trouble, and are susceptible to cracks and breaks. The homeowners had this happen, and they needed a professional plumber to re-pipe their home. Our plumbing division arrived and put together a quote. We then scheduled the work, and would do two full days of work to upgrade the entire homes pipes. 

Our crew began by safely removing all of the old pipes. We then replaced these with brand new PVC pipes. This was done to both bathrooms in the home, the laundry, kitchen, refrigerator water, as well as all of the piping that went out from the home to the septic. With the home fully updated the homeowners were thrilled that their home is no longer threatened by broken pipes. 

Upgrading To Meet Heavy Rain Demands - Rockaway Beach, OR

Usually, when we are enlisted to do a Real Estate transaction for a Broker on a crawlspace it means a Pipe, Pump, and Plastic job but in this case, a savvy buyer decided his new home should have an encapsulated crawlspace so he was happy to take credit from the seller for a PP&P and pay for the encapsulation upgrade. 

 

Our Installers made a beautiful trip to the coast for this job.  They got to work right away removing the old barrier, fiberglass insulation, and assorted debris. The vents were sealed and a 3" Perforated Pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point of the crawl space. TerraBlock was laid on the dirt floor of the space for insulation and to protect the CleanSpace barrier. The posts were isolated and the CleanSpace 20mil, the nylon-reinforced barrier was laid on the floor and fastened to the walls of the crawlspace, and the posts were wrapped tight. All seams were sealed with specially designed tape to ensure that the moisture from the dirt couldn't penetrate the space. A SaniDry dehumidifier was installed to make sure the space stayed dry so mold couldn't grow and the air was filtered regularly for optimum health for the family. Lastly, a 2.5" single-cell spray foam was applied to the foundation wall and over the sill plate and rim joist, further ensuring that the moisture couldn't penetrate the space.

Water in Crawlspace leads to Mold and Falling Fiberglass - Rockaway Beach, OR

This home had a standard 6 Mil vapor barrier installed, but it had been a welcome environment for some critters. Without the space being encapsulated, there were signs that critters made it under the home and chewed their way through the vapor barrier in multiple spots. Each crewed hole led to a pool of water in the crawlspace. This water had infiltrated the fiberglass insulation which was above and the water weight caused it to sag and droop. By the severity of the damage, this issue must have been present for a while and had just gone unchecked, leading to mold growing by the old insulation. 

To start this job we removed the old vapor barrier and all of the old insulation. Our crews then had to perform a thorough dry out of the space. Once we had a dry space, a mold expert came in and handled the mold, it was too severe for us to take on. We then went in and installed a 3-inch perforated pipe along with the interior parameter that would collect the groundwater and direct it to a newly installed SuperSump pump and then push the water away from the foundation of the home to a LawnScape outlet. We then installed new vent covers, upgraded the crawlspace entry to a Turtl entrance, and laid down a new 6 Mil vapor barrier. We will check this home annually, to ensure it stays intact!  

Vacation Attic has Evidence of Unwelcome Guests- Rockaway Beach, OR

This vacation home ended up with a critter trying to live in their attic space when they weren't around. The owners had discovered traces of the critter and learned that the vents to the attic space were never fully sealed up, giving easy access to any animal that wanted to have a dry space to escape the weather. Needing help to properly seal the attic, they called John's Waterproofing. 

Our crew cleared out the attic of the critter debris and removed the damaged pieces of fiberglass insulation. We then added in spray foam to protect the homes ability to maintain a steady temperature and then added new vent covers that would keep critters out! 

Now the owners can rest easy that even when they aren't visiting this house, it wont be home to unwanted critters. 

Cleanspace Needed in Rockaway Beach, OR

This homeowner called our office complaining that she had been dealing with a weird musty smell in her bedroom for a few weeks and thought that it was something wet in her closet. After removing everything from the closet, and finding nothing, she was puzzled. Until she opened the crawlspace door to be assaulted by the smell. That was when she called our company. 

When Bob went into the crawlspace for the inspection, the cause was evident. Moisture in her crawlspace had caused mold growth on her posts that was creeping into the walls as well. They had a sump pump in place, but it was no match for the water she had experienced in her crawlspace. Bob knew exactly what needed to be done, and our homeowner was excited to finally have her mold issue fixed and the smells gone. 

Our crews arrived on schedule and set to work. First, they removed her moldy insulation and her old torn vapor barrier from the space. Once the space was cleaned out they installed a new sump pump to keep the space dry before encapsulating the crawl space. The crews used our patented CleanSpace vapor barrier to seal and enclose her space to ensure she would no longer have to worry about mold or water issues from her crawlspace effecting her health or her home.
