Basement Waterproofing Photo Album: Waterproofing Leaky Basement - Rockaway Beach, OR
When these homeowners noticed that the carpeting in their finished basement was wet along the walls, they called upon John's! We got them on our schedule, and sent a Design Specialist out to take a look. When he arrived at the home, he performed a thorough inspection of the homes basement, and discovered that large amounts of water had been leaking into the basement through the walls. The home was built on a partial hillside, which was causing water to run off from the driveway, down the foundation walls, and into the basement. After completing his inspection, he approached the homeowners with high-quality solutions. To prevent driveway water from flowing downhill and into the basement, he suggested installing a Driveway TrenchDrain at the point in the driveway where the water accumulated. This TrenchDrain would collect rainwater, and carry it safely away from the home. To address the basement, we would need to redo the concrete floor, it was cracking beyond repair, and we would install a full waterproofing system, and have our finishing crew fix the space up afterwards. The homeowners understood and appreciated the effectiveness of these proposed solutions, and we got them on our schedule.
When our crew of Waterproofing Experts arrived on the morning of the job, they got straight to it! First, they installed the TrenchDrain in the driveway, to make sure that collected rainwater above the basement would no longer leak into the home. The TrenchDrain is made of heavy-duty metal, and was installed flush with the surrounding landscape. It is safe to drive on, and features a removeable cover for easy cleaning. Next, the crew broke up the concrete floor and removed it, as well as the basement perimeter walls. With the ground and walls now bare, they laid down the WaterGuard along the full interior perimeter of the basement, tightly up against the bottom of the walls. To ensure that all water would be immediately pumped out, we installed a TripleSafe sump pump. We also installed a SaniDry dehumidifier to address any excess moisture within the air. Our Electrical Division came out and installed 2 dedicated electrical circuits for 24/7 operation of both of these machines. On the basement walls, they installed our ThermalDry Wall System, providing a thermal break and prevent wall water seepage from damaging the space. Directly onto the exposed ground of the basement, our crew laid down Perforated Drain Matting, to drain all ground water into the Pump connected to the WaterGuard System. Directly on top of the DrainMatt, they built concrete forms for the new floor. We poured the floor, leveling it and smoothing it out. Our finishing crew is than sent out to install paint ready dry wall along the walls, as well as the trim. These homeowners will no longer have to worry about water damaging their home and belongings. Thanks to the professionally installed waterproofing components by the experts here at John's, this family can get back to enjoying a dry, and happy home for many years to come!
Downward Slope Into Basement
This home was built on a hillside, so all of the accumulated rainwater in the driveway, would drain down hill, and into the basement foundation walls.
Wet Carpet
The carpeting in the basement was wet along the walls, indicating leaks
Evidence of Water Leaking Through Walls
After removing sheetrock, our crew could see evidence of water intrusion, proven by the mold on the wall frame, and the dark, wet appearance of the walls.
ThermalDry Wall System and DrainMatt
Our crew installed ThermalDry Wall Sheeting to insulate and prevent wall water seepage from damaging the sheetrock. They also installed DrainMatt to ensure that ground water intrusion would be routed into the SuperSump Pump for expulsion away from the home.
New Concrete Basement Floor!
The DrainMatt Pad is underneath this newly poured concrete, to provide permanent and continuous drainage - preventing ground water from seeping in through the floor.
