Water is Persistent - Rockaway Beach, OR
Challenge
This home had a water issue in their crawl space. The homeowners first called in 2015, water was pooling under the home and they wanted to schedule an inspection. A few days before the inspection, they called and canceled, the water level was going down, they no longer wanted help. The second time, they scheduled in 2017, the crawl space was flooded, they would need help. Once again, they cancelled since water levels were going down. We let them know we could still provide and inspection and estimate since this issue kept coming back, but they said no thank you. Once again, we were called in 2018, water was back, same cancellation, and again in 2019. But in 2020 they decided to keep their appointment, finally convinced this issue wasn't just going away, in fact they could see water mold on the lower portions of the homes wooden beams. While the flooding wasn't lasting a long time, the damage was still occurring.
Solution
To provide a solution that would last we did an encapsulation. While the space had dried out by the time we did our work, we had to spot treat the mold. We then installed a full drainage system with a TripleSafe sump pump. This will keep all of that groundwater moving and directed away from the home from here on out. TerraBlock insulation was laid over the dirt floor to insulate, the vents all sealed shut. CleanSpace was wrapped throughout, going under each wooden post, anchoring along the walls, and sealed along every seal. A SaniDry dehumidifier was installed and the walls insulated. Now this home can remain dry and healthy, even when the rain gets crazy. The homeowners are very pleased with how it came out, and wish they had done it sooner. They are glad they don't need to think about a flooded crawl space now.
