Water Coming in on Hillside of Basement - Coupeville, WA

When the rains would come in, water would end up creeping through the foundation and into this finished daylight basement. The owners could smell the space become damp and as the years went by they could see that the trim along the baseboards were warping and becoming discolored. To finally get to the root of the issue the owners of the home contacted John's Waterproofing. We did a full inspection and than crafted a solution for the home. We would install a waterproofing system on the three sides of the basement that sat below grade. We removed the damaged portions of the drywall and pulled up the flooring near the walls. We than jack hammered around the interior perimeter of the space. Within this we installed our WaterGuard drain system. This will collect water and send it to the lowest point, where the water than enters the TripleSafe sump pump. Water than runs out through a discharge line to a LawnScape outlet. Along the walls we than installed our ThermalDry radiant vapor barrier, this will act as a thermal break along the walls and as a vapor barrier to guide water down the wall to the drain system. Next we installed a SaniDry dehumidifier to address the excess humidity within the space. To complete the job we sent out our finishing crew to refinish the space with paint ready drywall.

Tight Crawl Space in Coupeville, WA

Some people will call us up, stating they need their crawl space but that it is to tight for people to go to. We than schedule one of our smaller design specialists and schedule them for their free inspection. Our design specialist wiggled on under the home and than proceeded to make his way throughout the entire space, documenting the conditions as he went. We than went over our findings, and crafted a solution to get this home up to code and cared for.

To begin we would need to bring the overall average of the crawl spaces height up to code. We removed, on average, five inches of dirt. Once up to code we than dug a trench around the interior perimeter of the space. In this we installed a full interior drain system to collect and direct groundwater to the lowest spot. From here a SuperSump Plus will divert the water away from the home to a LawnScape outlet. We than laid down a new 6 Mil vapor barrier, overlapping the edges and running it along the walls to help it stay in place.

Protect Your Home and Yard with Drainage - Coupeville, WA

This homeowner lives on a property that is backed up to hill so when it rains water collects at the back of the house and pushes on its foundation. They started noticing the ground against the foundation walls were soggy for months on end and were worried that the water could be beginning to seep through to the homes foundation. They reached out to John's Waterproofing able possible solutions to protect their home and yard where the water is puddling. We suggested a basement waterproofing and installing yard drainage would be beneficial to direct the water away from the home.

In order to do a basement waterproofing we first need to install a drainage system. We installed WaterGuard along the interior perimeter of the basement first. This is done by jackhammering into the concrete and then laying the WaterGuard into the trench. We then surround the WaterGuard with gravel which helps to filter the water and have it easily access the drainage system. While the WaterGuard can collect and guide water, it is the SuperSump Plus sump pump that actually moves the water away from the homes foundation. This sump pump has a heavy duty container to collect gallons of water sent into it and pumps it out through an underground drainage system. Once the drainage system is installed, we then install BrightWall along the foundation walls to guide any moisture down to the drainage system to be pumped out. These all protect the basement from water. For this homeowner, because the water comes from the hill we also installed yard drainage that connects to the sump pump and to the drain that's away from the home to help water be moved away safely. Now, this homeowner's basement is prepared and waterproofed for the next rainy season.
