Crawl Space Repair Photo Album: Moisture Filled Crawl Space in Coupeville, WA
Water was entering this crawl space and was beginning to create a moist and humid environment throughout the entire home. These homeowners were growing tired of the musty smells and decided it was finally time to do something about it, so they called John's and we sent out one of our system design specialists to perform a free inspection. After crawling the crawl space, our design specialist met with the homeowner and went over the findings and worked with them to find the best options and game plan to stop water from entering. When they heard of the benefits a full encapsulation offers, they wanted to begin so they went ahead with the estimate.
First, we remove all of the debris, vapor barrier, and fiberglass insulation. We install some of our SmartJack adjustable supplemental steel piers to provide support where a wooden post was rotted. Next, we dig a trench around the interior perimeter of the crawl space in which we place a 3 inch perforated pipe into a silt sock. This will allow water to securely drain to the lowest point. At the low point we then install our SuperSump Plus, which will collect all of the water and pump it outside of the home through a discharge line. We make sure to cover and seal all of the vents to prevent outside air from entering. We install our TerraBlock system onto the dirt floor to create an insulated barrier between the home and the earth. On top of the TerraBlock and anchored into the foundation walls goes our CleanSpace system. This 20 mil-thick barrier is tear resistant and will brighten up the crawl space with its white finish. It is also manufactured with an antimicrobial additive called "UltraFresh" molded right into the material so these homeowners will not have to worry about any smells coming in their home. This is also placed between the footing and the wooden posts and is sealed with our waterproof CleanSpace tape. Outside of the home on the back patio, we install our RainDrain system that will catch water before it enters the home and will drain it to a second outdoor sump pump location. This patio was sloped towards the home, which was causing excess hydrostatic pressure on the foundation. Back in the crawl space, to control the environment, we install our SaniDry Sedona dehumidifier which will keep the home at a healthy relative humidity and will eliminate damp and musty odors by drying and filtering the air. Last, we install our foam insulation onto the foundation walls, this is sprayed and expands, filling every crack and void which guarantees a complete airtight seal. Now that this full encapsulation is done, these homeowners will no longer have to worry about any water entering.
