Upon initial inspection of the condition of this homes crawl space, our Design Specialist found hanging insulation, and a very dirty vapor barrier - both evidence of damage from water intrusion. Further, because of water damage, the subfloor of the home was sagging in two areas due to rotting piers, and the subfloors original main support beam was rotting, shifting out of place. In cases like these, where water damage has been persistent for many years, it is also imperative that failing subfloor components are reinforced to provide adequate support. With all of these inspection findings in mind, our crew of waterproofing and structural experts equipped this home with a professionally installed encapsulation, to seal and waterproof the entire space. They also reinforced the subfloor with heavy-duty steel SmartJacks, as well as a new wooden main support beam. Additionally, our crew installed an exterior TrenchDrain along the side of the home where rain water historically collected and sat, sometimes flowing into the home.
To reinforce the subfloor of this home, our crew removed and replaced the rotten wooden piers with Steel SmartJack Piers. SmartJacks are "jacked up", until subfloors are once again level, and remain permanently in place while offering easy adjustability in the future if need be. To provide sturdy support to the entire length of the subfloor, our crew also removed and replaced the rotting support beam, with a strong new beam that will offer superior structural reinforcement to the home. Full encapsulation systems utilize a perimeter drainage system with a sump pump to ensure that all water intrusion is immediately pumped away from the home - preventing water accumulation and damage. Two layers of ground coverings are laid down, to cover the entire floor inside of the crawl space. The first layer, TerraBlock, insulates the ground while providing a sturdy and walkable surface. Next, our 20 Mil CleanSpace Vapor Barrier is laid on top of the TerraBlock, and is pulled up onto the walls, to prevent any moisture from seeping in through the floor and walls. CleanSpace is bright and white, and transforms crawl spaces into welcoming areas that can be safely used for dry storage. Every crevice and void along the foundation walls is filled by Spray Foam Insulation, which is sprayed on with meticulous precision by our highly-trained experts. Next we placed a professional-grade dehumidifier, that runs continuously, fully automatically to clean and remove moisture, allergens, and toxins from the air, while also preventing mold growth. From the outside we than installed a custom-cut EverLast Access Door, which will never rot or discolor, and leaves no gaps along the edges when shut. Encapsulated crawl spaces are highly energy efficient, and have the potential to save homeowners up to 40% per year on heating and cooling costs. Along the side of the home where rain water has collected for many years, our crew installed a TrenchDrain, which will catch rain water and route it immediately to a SuperSump Pump, to be expelled far away from the home via an underground RainDrain Line. Strategically, our crew also attached each of the homes gutter downspouts to the RainDrain Line, ensuring that all rain water collected by the gutters, as well as the TrenchDrain, will be pumped away from the home to prevent water damage. With proper yearly maintenance, encapsulated crawl spaces will last the life of your home, while also protecting your family's health and well-being.
