Standing Water in the Crawlspace - Newberg, OR

While going to purchase a home, the inspector found standing water in this crawlspace. Because of the water, the homes sale was placed on pause. Under instruction from the inspector, John's Waterproofing was called in. While the home had an old store bought sump pump and 6 Mil vapor barrier present, it was unable to keep up with the homes water issues. The sump pump was to small, and the space was filling with water. To address these concerns our realty specialist did a full inspection and crafted a solution. To begin work, our crew did a dry-out of the space. Once it was dry enough for us to work in we removed the old sump pump and vapor barrier. With a clean start, we dug a trench through the space and installed a perforated pipe in a silt sock. This will collect groundwater and grade it along to a newly installed TripleSafe sump pump. This pump is made to handle large amounts of water as needed. We then laid down a new 6 Mil vapor barrier, we overlapped the edges, and ran it up the wall to provide protection. Since this is a simple 6 Mil job, we have informed the homeowner we will need to revisit the space, as this vapor barrier usually has a 3-5 year lifetime before needing a replacement. Should the homeowner wish to upgrade to a long term solution down the road, the drain and pump system is already set up and the system will be easy for us to encapsulate with CleanSpace. 

Encapsulation Solution for Crawlspace-Newberg, OR

A homeowner contacted John's Waterproofing to let us know that there was water at one end of her crawlspace and would like someone to come and look at it and advise her as to what could be done. A System Designer was appointed to go out and he arrived on time and ready to do his job. He found that one end of the crawlspace showed that significant water was entering and getting on top of the vapor barrier. Once water breached the vapor barrier it is no longer considered a vapor barrier and no longer to code. He took photos to show the homeowner, and then checked the exterior perimeter for anything that may be causing the problem and found nothing, he measure the space and sat with the homeowner to build a plan. He educated him on the numerous benefits of encapsulation and that's the option he chose. 

Our installation crew arrived and got busy removing all of the old fiberglass insulation, vapor barrier and miscellaneous debris. They laid down TerraBlock, a dense, flexible foam barrier over the dirt floor to aid insulation. CleanSpace was laid over the top of this, the seams were sealed and it was secured to the foundation walls. This is a 20 Mil polyester-reinforced barrier that comes with a twenty-five-year warranty against rips and tears, making it a great solution. The vents were sealed and a SaniDry Sedona dehumidifier was installed to continuously filter the air and reduce moisture, preventing the mold from returning and help the owner.s health. A 3" layer of closed-cell foam was applied to the foundation walls bringing the insulation factor to industry standards.

Wet Basement in Newberg, OR

This customer called because the basement in the building they own uses a sump pump to remove water that pools in the corner. The homeowner said that it looked like it may be seeping in through a crack in the floor or maybe in a corner where the wall meets the floor. Either way, everything is wet, so something wasn't right. A System Designer was sent to the address to check things out and he discovered that the pump was not operating as it should and, indeed, water was coming in at the footing around the perimeter and had no way to get to the sump pump. While he was taking measurements of the basement, he explained to the customer how hydrostatic pressure was responsible for the water pushing in at the footing and how WaterGuard was a perfect solution. 

Before the crew arrived, our plumbers went to the jobsite and removed the hot water heater to facilitate the installation of the WaterGuard. They would return after the installation was completed to reinstall it. When the crew arrived they began by breaking open the concrete around the perimeter to facilitate the installation of the WaterGuard. WaterGuard is an award-winning pipe system engineered specifically to solve basement water problems effectively, without the worry of clogging pipes from soils under the floor. This drainage system terminated at a SuperSump Plus which is a two-pump system. It has a primary pump with a battery backup to assure continued pumping in the event of a power outage. To keep moisture from the walls from damaging the space, we also installed, BrightWall. This is a wall system that gives the basement a semi-finished look and takes care of any water vapor intrusion from the walls, directing it safely down to the drainage system. It's durable, washable, and has a clean look! Now this owner can enjoy this space without the worry of water intrusion.

 

Crawlspace Water/Wood Rot Problems - Newberg, OR

This was an older country farmhouse and it had several water problems. The crawlspace was flooding on a regular basis, the entrance was too small and there were rotting posts to be dealt with. The homeowners wanted to protect their home from water damage, so they called in John's Waterproofing. 

 

To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation as well as any debris. Our installers then placed a sump pump and fans in the crawlspace to dry it sufficiently before we could do the work. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each post and anchored it to the foundation walls. The rotten posts were replaced with metal SmartJacks. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable

Crawlspace Accumulates Water - Newberg, OR

This home had water issues appear when there were heavy rains. To control this problem before water damage appeared, the homeowners called in John's Waterproofing. 

Our crews began by clearing out the debris from under the home. Once we had a clean area to work in we installed a SuperSump pump plus. This would collect groundwater from the newly installed three inch perforated pipe that we installed along the interior of the crawlspace. From here water was directed out and away from the home via a buried discharge line. We than laid down a 6 Mil vapor barrier to cover the dirt floor. 

Smart Jack in Newberg, OR Crawlspace

John's Waterproofing came out to help this homeowner who needed a new vapor barrier because the old one was ineffective. Our inspector, Vince saw that there were more problems than the homeowner originally thought, so he suggested installing our CleanSpace encapsulation, Smart Jack Stabilizers for the rotted posts, a Smart Sump pump and a SaniDry Sedona dehumidifier.

Linda quickly agreed to the suggestions and Tim and his team came in to waterproof the crawlspace. They installed our patented CleanSpace encapsulation system that goes over the floor and walls of the crawlspace to keep out all moisture, prevent mold and mildew growth and protect from outside elements. They also replaced the old, rotted posts with Smart Jack Stabilizing piers that are adjustable steel piers designed to stop settling and raise the floors back to the proper level. The water channeled underneath the CleanSpace goes into the Smart Sump pump. The Smart Sump is easily installed with the CleanSpace system and meets all pumping requirements. The team also installed a SaniDry Sedona dehumidifier, the world's most efficient dehumidifier without a heat exchange core.
