This home was badly in need of some professional TLC. The interior floors were bouncy and sloped and the crawl space was filthy and infested with rodents. After 1 quick phone call to our office, this family was delighted to learn that John's could fix these issues - saving them both time and money. After thoroughly inspecting this home, and gaining approval from the homeowner to begin the repairs, we scheduled the work.
First, to return the interior floors of the home to level, our crew installed 10 heavy-duty Steel SmartJack Piers inside of the crawl space, beneath the subfloor. SmartJacks are "jacked up", until the overhead floor is level, and they remain in place permanently to support the weight of the home. They offer high adjustability, and because they're made of steel, they are completely resistant to rot - making them much more effective and lasting than traditional wooden piers. To waterproof the crawl space and rid it of standing water, we first removed all of the nasty debris, and then installed our tried and true Pipe, Pump, and Plastic System. This waterproofing system has been used for decades, and utilizes Perforated Piping placed around the interior perimeter of the crawl space to collect all ground water intrusion, to then be carried to a heavy-duty sump pump installed at the lowest point inside of the space. Once water reaches the pump, it is expelled safely away from the home via an underground discharge line. Covering the entire dirt floor inside of the crawl space, is our 6 Mil Black Plastic Vapor Barrier. This is the final component of our Pipe, Pump, Plastic System, installed to prevent moisture from seeping up into the crawl space - protecting the structural frame of the home. Lastly, our crew sealed the entrance to the crawl space with an EverLast Access Well and Door. Our EverLast Wells and Doors are made of rigid plastic that will never rot or discolor. The Well surrounds the access point into the crawl space, to prevent water and debris from entering, while the Door seals tightly around all edges to deny access to rodents. What was once a home in great need of a variety of repairs, is now a home that will remain dry, stable, and healthy for many years, thanks to the waterproofing and crawl space repair experts here at John's.
Very Dirty Crawl Space
Inside of this crawl space, there was hanging/fallen insulation, and dirt on top of the vapor barrier, both indicating repetitive water intrusion. There was also a large amount of rodent feces.
Compromised Subfloor Pier
Several subfloor piers beneath this home had shifted or were damaged, caused by the soil being too wet, allowing the piers to shift and rot - creating sloped and bouncy floors inside of the home, to try to remedy this issue pieces of wood were wedged into place.
Original Crawl Space Access
This crawl space access door was not effectively keeping rodents out. An upgrade was needed to keep the crawl space clean, dry, and healthy.
