Water in the Crawlspace - Rhododendron, OR

With water in the crawlspace, this homeowner couldn't ignore it any longer. They knew water could lead to mold, mildew, rot, and structural issues. They knew they would need to address this before larger issues arose. The called up John's Waterproofing to schedule their free inspection and hear about options. In the end they settled on a pipe, pump, and plastic option that would fit their budget. The system can also be added onto later should they want to upgrade to a full encapsulation. 

To begin, our crew cleared out the old vapor barrier, water heavy fiberglass, and debris. Once the space was cleaned out we dug a trench through the crawlspace. Here we installed a perforated pipe system within a silt sock. This will collect the groundwater and grade it to the lowest spot of the crawlspace where we installed a TripleSafe sump pump which will send the collected water out and away from the homes foundation. We then brought in a 6 Mil vapor barrier, we overlapped the edges and ran it up the walls. The 6 mil will need to be replaced every few years, as a 6 Mil is a temporary fix for water issues. 

Upgrading Crawlspace System in Rhododendron

These homeowners had purchased this home about a year before. The previous owners had opted to install a simple PPP or pipe pump and plastic before selling it. Since the system was up for annual maintenance we called them up. During the visit, our service tech asked how their energy bills looked. The owners mentioned how high the bills were and also that the floors were very cold in the winter months. To address this issue, we mentioned our encapsulation system, and the homeowners decided to upgrade!

To begin the home was already set up with our drainage pipes and a top-notch sump pump. So we pulled out the old 6 Mil vapor barrier, and began our work. We started by sealing off each vent, and then we laid down TerraBlock to insulate the dirt floor. Over this we installed our CleanSpace vapor barrier. This is a 20 Mil woven barrier that is inserted under each wooden post, attached along the foundation rim joists and taped together using a special four inch wide waterproof tape. We then brought in our spray foam specialist who applied spray foam along the foundation walls to finish insulating the space. The homeowners are very pleased with how bright and clean their crawlspace is, and they are pleased to report that their energy bills have decreased! 

Customer Suspects Repairs Needed - Rhododendron, OR

A homeowner contacted us with concerns that her sump pump was no longer working. She didn't know who installed it and felt sure the system needed updating. A System Designer was sent to the home to help. He did a thorough inspection and took several photos and measured the space so he could help the homeowner understand what was going on. He then presented several options to address the issue, and the homeowner chose to go with a full encapsulation. However, on the installation day, the homeowner explained that unforeseen financial issues had come up, and they were going to switch solutions. They ended up moving forward with one of the simpler proposals consisting of a drainage system and a 6mil vapor barrier. To still ensure the system was done on schedule, our warehouse manager headed to the job that day to bring the needed change of materials.

While they waited for the 6mil black plastic to arrive, the crew had plenty to do with the removal of the old vapor barrier, failing fiberglass insulation, the old sump pump and trenching around the perimeter of the crawlspace to install a 3" perforated pipe in a silt sock to collect the water and direct it to a new SuperSump pump and proper discharge. Once the needed material changes arrived, they then laid down the 6mil vapor barrier. The homeowner was thrilled they were able to still have a system installed, and were happy that they were able to keep on the original schedule for installation. 

Moldy Crawlspace - Rhododendron, OR

This customer was sure her sump pump wasn't working and she didn't know who installed it but, after hearing good things about John's Waterproofing, she opted to call us for help.  A System Designer was scheduled to come out and examine the situation to help them understand what was happening in their crawlspace and the different options for repair. One of the things that disturbed the homeowner was seeing all of the mold in the crawlspace. She knew that mold could cause serious health problems and this was not acceptable for her family. Our System Designer walked her through encapsulation and how it was the only effective way to prevent mold. He explained that while we could kill the mold, unless the crawlspace was completely sealed and a dehumidifier installed, mold spores would come back in via the vents and attach to the wood and thrive in the present high humidity. Encapsulation was chosen by the homeowner and the work was scheduled. 

A few weeks later one of our experienced Installers came out and laid down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation and damaged vapor barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump Pump System was installed at the lowest point. TerraBlock was laid on the dirt floor to provide insulation, the vents were sealed, and wooden posts isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Outdated Crawlspace Encapsulation cant Keep up - Rhododendron, OR

When the homeowner had purchased their home, it had a vapor barrier and an old sump pump in the Crawlspace. After living at the home for a few years, they noticed a cold draft coming up into the home from their Crawlspace. Upon further investigation, they discovered that the old sump pump was clogged up, and the vapor barrier was damaged in multiple areas. There was now standing water, high humidity, and the elements were affecting their energy bills. They wanted to protect their home, and so they called John's Waterproofing to come and do a new crawlspace encapsulation. 

Our install crew began by removing all of the old materials, which included removing a large portion of the old fiberglass insulation that was down there. Our crew took out the old and damaged Sump Pump and replaced it with a TripleSafe Sump Pump which has three Sump Pumps in one, that way if any sort of malfunction happens, then a different sump pump can kick into gear so that it can keep up with the water demands. It also has one sump pump that is battery operated, so even if the power goes out, it can keep on moving. We then installed out Cleanspace barrier, that will create a clean and tear resistant barrier from the outdoor elements. We isolated all of the piers under the house and secured the vapor barrier under them so that no tears or leaks could happen. Due to the high humidity of the space we also added in a SaniDry Sedona dehumidifier,  and covered all of the vents with new covers, and added in a spray foam to insulate the house and help keep the home above warm. 

This full crawlspace encapsulation will keep their home dry and healthy for years to come and comes with our warranties to back it up!

Waterguard System in Rhododendron, OR

Our crews recently went on a job in Rhododendron for a customer who was complaining of water entering into his basement through the walls and cracks in the floor. Our inspector, Marcus suggested installing our patented WaterGuard drainage system and Bright Wall paneling.

Brad and his team quickly went to work to waterproof David's basement and make the space usable again.
