Crawl Space Repair Photo Album: Forgotten Crawl Space Almost Ruined This Home - Rhododendron, OR
After years of not thinking about their crawl space, this homeowner started noticing some strange things occurring in their home. From doors not shutting properly to musty odors filling the rooms, this homeowner knew something was wrong. They inspected their home and couldn't find the root to the problem until they called John's Waterproofing. We informed them that a lot of the concerns they were experiencing tend to be a result from moisture issues in the crawl space. Upon inspection, we found that there had been years worth of water intrusion. The fiberglass insulation had completely fallen from the sub-floor, the wooden posts were deteriorating, and the vapor barrier was shredded. We informed the homeowners that the best solution would be to encapsulate and completely seal the crawl space off from the earth. To begin, we needed to clear all the fallen debris because it was creating an environment for mold and mildew to thrive. Then, we installed a drainage system using a perforated pipe and a SmartDrain. These two work together to safely collect any water that tries to seep through and offers a safe passageway to flow through to exit the space. Once drainage is installed and it can remain dry, then TerraBlock gets installed. This is a thick insulation foam that seals the earth off and helps to regulate the temperature. As a result, this promotes energy efficiency because the heating/cooling systems don't have to work as hard to keep up with the changing climate. On top of the TerraBlock, a CleanSpace vapor barrier is installed. This goes along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect. It acts as a barrier against water from being able to seep through due to it being made with strong woven fibers. Because the water damage in the past was so severe, we needed to install SmartJacks in areas where the wooden posts were no longer properly supporting the home. These adjustable steel piers help to stabilize and prevent settling. Lastly, Spray Foam will be applied to the foundation walls as a final air sealant and insulator. Now, this homeowner gets to enjoy all the benefits that come with having a dry and healthy crawl space.

SmartJacks are installed in areas where the home is lacking support to help restabilize and prevent settling.
