Water in the Crawl Space, Looking to Encapsulate - La Conner, WA

This homeowner called up John's Waterproofing for their free inspection. They had standing water in their crawl space. They could see their old 6 Mil vapor barrier was out of place, and was holding puddles of water throughout the space. They knew one option was to just replace the old vapor barrier, but without any other changes, this would continue being a problem. To find a solution that worked, they wanted to learn about encapsulation. We scheduled their free inspection and sent out a specialist. 

To address the water issues we began by removing the old vapor barrier and general debris. Once cleared out we installed a full interior perimeter drainage system. This will ensure any groundwater is routed to the newly installed TripleSafe sump pump, which then sends the water safely away from the homes foundation. Each vent was then properly sealed shut and we laid TerraBlock insulation over the dirt floor. Along the walls we installed SilverGlo insulation, and air sealed. CleanSpace was then installed, wrapping under each wooden post, anchored and sealed to the foundation walls, and sealed along every seam. As a final piece we installed a SaniDry dehumidifier to keep the moisture in the air controlled. The homeowner is pleased to know their crawl space is now cared for properly, and they can enjoy the peace of mind that comes with choosing John's Waterproofing. 

Partially Finished Basement has had Ongoing Water Issues - Mount Vernon, WA

Having added space under your feet can be a great thing to have, unless it is plagued with water issues. This basement had a waterproof paint over the floor, which was cracked and bubbling from water pushing up from under the home. The walls had been finished with drywall, but these had signs of mold beginning along the floor. The homeowners were worried about loosing this space since it was used for storage, laundry, as well as a small workshop space. So they called up John's Waterproofing to receive their free inspection. Afterwards we sat down with the homeowner and talked over options, finding a solution to fit the home. 

The first step was removing the old drywall. We then used a jackhammer to create a trench around the interior perimeter of the home. Within this we laid in a bed of gravel and our WaterGuard drain system. We also added one sixteen foot leech line that went along a bubbling crack along the floor to collect groundwater here and ensure it has a route to the lowest point of the space. In this spot we installed a TripleSafe sump pump that pumps the water safely away from the homes foundation to a LawnScape outlet. For the unfinished walls in the basement, we installed our CleanSpace Wall system and in the finished spaces we installed our ThermalDry radiant vapor barrier which acts as a thermal break while also providing waterproofing, guiding any moisture safely down the walls to the drain system. The ThermalDry radiant vapor barrier will be re-finished over. We then installed a SaniDry dehumidifier to keep the moisture in the air controlled. This space is now dry and healthy and the homeowners can enjoy the peace of mind knowing their home is protected. 

Crawl Space in need of Repairs - Mount Vernon, WA

This tall crawl space was in need of help. The homeowner had noticed a damp odor seeping into their home, and upon inspection they found fiberglass insulation water logged and drooping with puddles of water and mud over the old vapor barrier. They called up John's Waterproofing to learn about what options would fit in their budget, landing on our PPP; pipe, pump, and plastic. 

To begin we cleaned out the space. We removed the water logged fiberglass, the vapor barrier, and debris that was present. Following this we installed a three inch perforated pipe in a silt sock that wraps around the interior perimeter of the space. This collects groundwater which flows into the newly installed SuperSump Plus which pumps the water safely away from the home to a LawnScape outlet. We then installed a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. This homes crawl space is now better prepared, the drainage and pump system will keep the space from dealing with any stagnant water. The 6 Mil will need to be replaced or upgraded in a few years, but the damp odor is gone since the water is successfully being directed away from the home. 

Mud Caked in Anacortes, WA

This homes crawl space had been set up with an old sump pump and 6 mil vapor barrier. However the sump pump had an open lid and would get clogged up. The homeowners would clear it out, and put a covering over the top to help, but the space would still flood. So they were looking for a solution that would actually keep this space dry all year round. For this we would do a full encapsulation. 

To begin we pulled out the old vapor barrier. We then installed drainage to collect and guide water to the lowest point. At this point we pulled out the old pump and installed our TripleSafe sump pump which will pump the water away from the home. We closed off the homes old vents and installed out TerraBlock insulation and our CleanSpace vapor barrier. This upgrades their vapor barrier to a 20 mil plastic that has a woven fiber through it and is fully sealed into place so it will stay put. A SaniDry dehumidifier was installed and we then applied spray foam to the foundation walls. This homes crawl space is now dry and healthy and the homeowners can rest easy knowing their home is prepared for the rain. 

Water Leaking into Large Crawl Space - Anacortes, WA

A tall crawl space can be a great added storage space. This homes crawl space was on the hillside, with the low point standing about four feet tall. The homeowners had a simple 6 Mil vapor barrier present, and they kept holiday storage items in plastic bins here. While they weren't concerned about their items getting water damage, they could see water coming in through the foundation walls, and small pools of water were appearing over the vapor barrier and it was becoming a slipping hazard to retrieve items from this space. They wanted to ensure they could continue using this area so they called up John's Waterproofing for a free inspection and to create a repair plan. 

To begin we pulled out the old vapor barrier, old fiberglass insulation, and debris. We then dug a trench around the spaces interior perimeter. Here we laid in a perforated pipe in a silt sock. This provides a route for groundwater to travel so it can go directly to the lowest point of the crawl space where we then installed a TripleSafe sump pump. This then pumps water safely away from the homes foundation. Each vent was then sealed around the foundation. TerraBlock insulation was installed along the dirt floor and we then brought in CleanSpace. This is a 20 Mil woven vapor barrier, it wraps under each wooden post, anchors along the foundation walls, and is sealed along each seam to keep water from getting through. A SaniDry dehumidifier was installed to address any moisture in the air and we finished by installing spray foam insulation along the foundation walls. This homeowners love the transformation and how secure the vapor barrier is. They feel safe maneuvering under their home and are glad that the water issues will be dealt with properly now. 

Water Sitting over the Vapor Barrier - Anacortes, WA

This homes crawl space rested upon a hillside. The upper side of said hill had the crawl space entrance, and the owners could see that while it was dry here, the further down the hill it got, it began getting wet and the vapor barrier accumulated mud over it. They called up professionals for a free inspection. We dove under the home, took photos, and sat with the homeowners to discuss options for their homes repair plan, landing on an encapsulation. 

To begin we removed the old vapor barrier, bits of old fiberglass, and debris. Once cleared out we installed a drain system. This will assist in getting the water to channel to the lowest point of the crawl space where it then enters a TripleSafe sump pump and moves away from the home to a LawnScape outlet. Each vent was then sealed shut. To insulate the space we installed SilverGlo along the foundation walls with TerraBlock along the dirt floor. This then has CleanSpace installed over it, wrapping under each wooden post, anchored to the foundation walls, and sealed into place. We topped this all off with a SaniDry dehumidifier which will keep the moisture content within the air controlled. The homeowners love how bright and clean the space is now. 

Water in the Crawl Space - Anacortes, WA

Water was found pooling over this homes old 6 Mil vapor barrier. It was causing the space to smell damp and musty during the rainy seasons. The owner didn't want to have to worry about his odor or what the standing water could lead to so they called John's Waterproofing and scheduled their free inspection. We then sat with the owners to craft a repair plan that fit their main concerns and their budget, landing on a pipe, pump, and plastic approach. To begin we had to remove the old vapor barrier and general debris that was present. A full interior drain system was then installed within a silt sock. Groundwater will collect in this where it can travel unhindered to the lowest point of the crawl space, from here entering a new UltraSump Plus which pumps the water safely away from the home. These items will work to ensure water levels are contained and will not rise above the new 6 Mil vapor barrier we lay over the top. For this barrier we overlap the edges and run it up the walls. 

Budget Friendly Insulation - Anacortes, WA

Finding water flooding your crawl space is never a good sign. It shows that your home doesn't have a proper system designed to keep water out and prevent flooding. By letting water flood in your crawl space, it can result in damage like rotting wood, mold growth, attracting pests, and even causes energy loss. This homeowner found themselves in this situation when they discovered there was water coming into their crawl space. Without knowing what to do, they contacted John's Waterproofing to discuss options to rid the water and save their home. Upon being informed what the different methods were, they decided doing a Pipe Pump Plastic system would best fit their needs while still providing an immediate solution. 

The Pipe Pump Plastic system begins by installing a perforated pipe along the interior boundary of the crawl space. These pipes has small holes that allow for water to go inside and create a pathway for the water to flow into a newly installed SuperSump Plus which diverts the water away from the homes foundation.  Afterwards, a 6 mil vapor barrier is installed. This is installed with each seam being overlapped along the edges and runs up the foundation walls. This solution offers an immediate solution to excess groundwater in the crawl space, while also being a more affordable option for homeowners.

High Humidity Ruins Your Homes Health - Mount Vernon, WA

Having high humidity levels in your crawl space can have very negative effects on your homes health. It can lead to rotting wood, mold growth, and can even cause energy loss. This homeowner noticed a strange smell and found water in their crawl space. They researched water in the crawl space and found John's Waterproofing. Upon inspection, we found this home was experiencing those negative effects already with rotten wooden beams and mold growing. A full encapsulation would be necessary to regulate the humidity and adequately control the waterflow. 

The starting point of a full encapsulation involves removing the falling fiberglass insulation and applying a spot treatment for the mold growth using Moldx. This is important to ensure we're starting with a fresh space for the drainage system and insulation to be installed. Our drainage system involves installing a perforated pipe along the interior perimeter that can safely transport water to the TripleSafe sump pump. From there, the sump pump can control water from flooding and safely push it away from the homes foundation. Then, TerraBlock is installed along with a CleanSpace vapor barrier. These are both cut to perfectly fit the crawl space and protect against moisture damage. The vapor barrier is installed between the concrete footing and the wooden posts to isolate and protect the posts. Lastly, SliverGlo is applied along the foundation walls to complete the insulation process and air seal. After this encapsulation is completed and the environment is controlled, the homeowner can now enjoy a safe and dry home. 

Moisture Barriers are Important: Here's Why - Mount Vernon, WA

Having a dry and healthy crawl space is something every homeowner desires. But sometimes understanding why can be confusing. This homeowner wanted to seek out more information on crawl spaces and whether they would benefit from the services that John's Waterproofing could offer them. Upon inspection, it was discovered that their crawl space was experiencing water puddling in. We suggested doing a Pipe Pump Plastic method to help with water drainage and apply a vapor barrier. 

One of the reasons having a dry crawl space is important is because the moisture that gets into the crawl space can cause significant issues to the home and occupants' health. When there's standing water, over time that evaporates and gets into the atmosphere. The Stack Effect explains that as air leaves through the attic of the home, then that air needs to be replaced by what's beneath it. This is when that evaporated water seeps into our homes and gets in the air we breathe, which can be unhealthy for us to inhale. This makes having a dry and protected crawl space that much more important. Not only is this excess moisture bad for us to breathe in, but it's bad for your homes health. This standing water can cause the wooden posts supporting your homes foundation to rot and it allows the perfect atmosphere for mold and mildew to grow. When doing a Pipe Pump Plastic method the first thing we want to do is install drainage. A 3 in. thick perforated pipe is installed along the interior perimeter of crawl space to act as a safe passageway for water to go through without flooding. It then connects to a SuperSump Plus sump pump that collects the water and pushes it away from the homes foundation. A 6 mil vapor barrier is then installed along the base of the crawl space and anchored up the foundation walls. We even install the vapor barrier between the concrete footing and wooden posts to isolate the posts from any moisture. This process helps to protect the home from moisture and gives any water a safe passage to be pushed away from the home. Thus, protecting the homes foundation and the family that lives there.

Get Rid of Standing Water by Encapsulating the Crawl Space - Mount Vernon, WA

This homeowner discovered that there was standing water in their crawl space and was worried it was causing damage to their home. They reached out to John's Waterproofing about what their options were and how to get their crawl space dry. We suggested a full encapsulation as the best long-term solution in keeping water out and protecting against moisture damage.

A full encapsulation involves ensuring water has no access into the crawl space so it can remain dry and healthy. We can ensure that by installing a drainage system. This involves digging a trench along the interior perimeter of the crawl space and laying a perforated pipe. This pipe has holes to allow for easy entryway for water to pass through and be sent to the TripleSafe sump pump. The three-pump system is installed at the lowest point in the crawl space and takes all that collected water from the pipe and pushes it away from the homes foundation. It works constantly and independently so that homeowners don't have to worry about their crawl space flooding with water. Then, TerraBlock is installed along the base of the crawl space. This thick insulation foam helps with energy efficiency by separating the earth beneath from the home. After TerraBlock, CleanSpace vapor barrier is installed. We apply this along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect against water. A SaniDry dehumidifier is installed to control the environment and filter moisture and particles out of the air. Lastly, Spray Foam is applied along the foundation walls to air seal and insulate the space. After the encapsulation is completed, the homeowner gets to enjoy all the benefits of having a dry crawl space that isn't causing any damage to their home.

No Vapor Barrier in the Crawl Space - Burlington, WA

Having a vapor barrier in your crawl space is essential in maintaining a healthy and dry home. They help prevent groundwater from rising up inside and causing water damage to the wood supporting your home. Over time, this can eventually lead to poor air quality in the living spaces because if that water gets in the crawl space and evaporates, it increases the humidity. This homeowner realized that there was no form of protection against water in their crawl space and wanted John's Waterproofing to come out to encapsulate it. 

Encapsulations are the process of sealing the earth off from the home starting in the crawl space. This is a dimple matting that goes along the base of the crawl space to prevent water from being able to seep over top, while also guiding it to SmartDrain. Over top of the Drainage Matt, then we install a TerraBlock insulation foam. This is cut to perfectly fit into each individual crawl space and seals the earth from the home. It helps to regulate the environment and make the home more energy efficient. The most important step for this crawl space was installing the CleanSpace vapor barrier. This is a 20 mil thick liner made with woven fibers that prevents water from being able to seep through. It seals the space and offers protection against water and moisture. We apply Spray Foam along the foundation walls to air seal the space and insulate. The last step is installing a SaniDry dehumidifier to promote healthy and clean air by pulling out any moisture or particles. Once this system is completed, the homeowners feel safer knowing this is a long-term solution against water intrusion.

Keeping Crawl Spaces Dry with Pipe, Pump, Plastic - Sedro Woolley, WA

After a heavy rainy season, water began flooding into this homeowner's crawl space. They weren't prepared for this issue and didn't know what options were available to them to get rid of the water and save their home quickly. The last step is installing a 6 mil vapor barrier along the base, up the foundation walls, and between the footing and wooden posts. Each seam of the vapor barrier is overlapped and it is anchored to the foundation walls to ensure no water will be able to seep over top. Once this system is completed, the homeowner can enjoy a dry crawl space until they are ready to encapsulate it for a long-term solution.

Water Issues in the Basement - Anacortes, WA

After building a new home, this homeowner was ready to finally finish their basement and add more usable space. Unfortunately, it was discovered that water was seeping through the foundation in the basement. Unsure of what to do, the homeowner reached out to John's Waterproofing about waterproofing their basement so that they could finish and use the space.

Our basement waterproofing systems begin with installing a proper drainage system. This includes installing WaterGuard along the interior perimeter of the basement. It sits alongside the footing and is lined with gravel so water can filter through easily and avoid clogging. The WaterGuard connects to a TripleSafe sump pump that can take all the collected water and safely push it out of the basement and away from the homes foundation. It is a three-pump system where each pump sits higher up so it can control large amounts of water at a time. One of the pumps is also a backup battery operated pump in the case of a power outage to ensure that your basement still won't flood. We then install ThermalDry along the foundation walls. This is a heat and vapor barrier that acts as a guide for water that tries to seep in through the walls to be directed down below to the drainage system to ensure all areas of the basement stay dry. It is anchored to the walls and sealed with thick waterproof tape. A SaniDry dehumidifier is then added in to keep the spaces relative humidity at a healthy level. After this entire basement waterproofing system is installed, the homeowner can now add hundreds of usable square footage to their home.

Importance of Vapor Barriers in the Crawl Space - Anacortes, WA
