Crawl Space Repair Photo Album: Reinforcement of Subfloor and Waterproofing of Crawl Space - Anacortes, WA
The interior flooring of this home was sagging, which prompted the homeowner to call on John's for help! We scheduled a Design Specialist out to take a look. When he arrived, he greeted the homeowner with respect, and then completed a thorough inspection. Inside of the space, he found hanging insulation, and a very dirty and wet vapor barrier. Additionally, he found the source of the sagging interior floors - the subfloor did not have adequate weight-distribution, as one of the main beams, as well as several of the supporting piers had shifted out of place over the years. He presented the homeowner with his findings and suggested two excellent solutions to waterproof her crawl space, and strengthen the subfloor. For waterproofing, he recommended the installation of our Pipe, Pump, Plastic System, which would collect and remove all water intrusion safely away from the home. To reinforce the subfloor, he suggested removal and replacement of the existing wooden beam, as well as the wooden posts that support it. After the homeowners questions were answered, she gave us the "go-ahead" to begin the work, and our crew of waterproofing and structural experts arrived soon after.
First, they removed all of the wet, dirty debris from the space, leaving a nice clean area to work. Next, they removed and replaced the old wooden subfloor beam and the wooden posts, with a fresh Steel Beam, and Steel SmartJack Piers, offering immediate reinforcement to the subfloor. SmartJacks are "jacked up", until the overhead floor is once again level, and they will remain in place to support the weight of the home. These Piers also offer easy adjustability in the future, should the need arise. With the subfloor now successfully reinforced with heavy-duty, long-lasting steel components, our crew began waterproofing the crawl space. For this, they first dug a shallow trench along the full interior perimeter of the space, to hold our 3" Perforated Piping. This Piping will collect all water intrusion, and route it to a SuperSump Pump installed at the lowest point beneath the home. When water reaches the Pump, it will be expelled away from the home via an underground discharge line. Lastly, our crew laid down a 6 Mil Black Plastic Vapor Barrier to cover the entire dirt floor inside of the space, as well as the foundation walls. This waterproofing component will prevent moisture from seeping in through the ground and walls. Our professionally installed Pipe, Pump, Plastic Waterproofing System, will protect the structural components and insulation beneath this home for many years to come. Additionally, sagging interior floors will no longer be a concern for this family, as their subfloor is now permanently supported by an expertly installed Steel Beam and several Steel SmartJacks. Our crew of waterproofing and structural experts have successfully transformed this crawl space and subfloor into a dry, stable, and healthy area!
