The tenants renting this home, reported to the homeowners that they had noticed damp, musty odors inside of the home. The homeowners took this seriously, as they wanted to ensure a safe and comfortable living environment for their renters. After researching the cause of a damp, musty odor inside of homes, they discovered that the issue was likely coming from the crawl space. This prompted them to begin searching for the best crawl space maintenance and repair company, leading them to our website. They were impressed by our reviews, so they gave us a call. Our receptionist got them on our schedule, and one of our Design Specialists arrived at their home soon after. Upon arrival, he greeted the homeowners, and performed a thorough inspection of the crawl space. Inside of the space, he found standing water, hanging insulation, rodent droppings, and an overall very dirty crawl space that was in need of immediate attention. He explained to the homeowners that because 40% of the air inside of the home was coming from the crawl space, it was absolutely imperative to clean up and waterproof the space. Due to its unparalleled effectiveness in waterproofing and maintaining a healthy air quality, he recommended an encapsulation. This would seal the space entirely, preventing rodents and debris from entering, as well as include installation of an UltraSump Pump to expel all water safely away from the home.
On the day of the encapsulation, our crew arrived at the home, and wasted no time. They began immediately, starting with the removal of all of the old and nasty crawl space debris. The air inside of this crawl space was so unhealthy, that our crew wore full suits and masks, to avoid getting sick. After all of the debris were removed and the crawl space was clean, they began the encapsulation. First, they install a drain system with an UltraSump pump to dispel the groundwater away from the foundation. We than laid down TerraBlock insulation, to cover the entire dirt floor inside of the space. TerraBlock is a thick, foam pad, that provides durability and creates a surface that is sturdy enough to walk on. Directly on top of the TerraBlock, as well as up onto the walls inside the space, they laid down our 20 Mil CleanSpace Vapor Barrier, to prevent ground moisture from seeping into the crawl space. CleanSpace is interlaced with carbon fibers, making it incredibly resistant to damage, and comes with a 25 year warranty against rips and tears. It is bright and white, transforming dark, dirty crawl spaces, into pristine and clean areas that can be used for dry storage. In order to control the relative humidity inside of the space, we installed a SaniDry Sedona Dehumidifier. This machine operates 24/7, to clean, filter, and remove moisture and allergens from the air. It is fully ducted, and drains into the UltraSump Pump, allowing it to function fully automatically, giving the homeowners and tenants peace of mind. This crawlspace had 11 original vents, so our crew covered each one with a rigid plastic vent cover, preventing both rodents and debris from entering the space. The original access into this crawlspace was rotten, and in need of replacement, so our crew installed a custom Turtl Access Door in its place. The Turtl is made of high-quality, weather-resistant plastic, that will never rot or discolor, and the door leaves no gaps around the edges when shut. It creates a spacious access point, and the door is easily opened, closed, and locked. The final step is applying Spray Foam onto the foundation walls. It is sprayed on the foundation walls, into the rim joists, creating a 100% air-tight seal inside of the crawl space. It will last the life of the home, and provides a closed environment for the dehumidifier to function at its full capacity and effectiveness. The encapsulation of this crawl space is now complete, and the family living inside of this home is once again breathing clean and healthy air. This system not only allows families to thrive, it also protects the long-term investment into the home, preventing water damage to the structural components that support it.
