Rotting Post Causes Doors to Stick

After living in their home for a few years,  these homeowners noticed that a few of the doors on the front side of their home were sticking in the door frames,  making them hard to open and close fully. They could see that the tops of the doors were still square in their frames, and discovered that under there home the problem was brewing.  Water was pooling in the front portion of their crawlspace around the two beams. The wood in these spots were rotting.  

To help, they called up John's Waterproofing. After a full inspection we helped them find a solution to address their needs.  We first pulled out the old vapor barrier and debris. We then replaced the two rotten wood beans with SmartJacks, adding in two other SmartJacks to add stability as needed.  We then installed a drain system to collect the ground water and divert it to the low spot on the front of the Catoosa where we installed a TripleSafe Sump Pump.  From here water is safely sent out and away from the homes foundation. Next we laid down a new 6 mil vapor barrier,  which will need to be changed our every few years. 

Smelly Attic - West Linn, OR

This homeowner called complaining of smells coming from her attic. She assumed it was coming from the old insulation and she wanted it replaced. While she was partially correct, during his inspection, our system Designer found that the real culprit was the mold that was growing on much of the wood surfaces. She was unpleasantly surprised when she saw the photos and wanted it fixed ASAP. The System Designer built a proposal for her on his computer, she electronically signed, the office was called and she was scheduled.

Our crew showed up and the first order of business was removing all of the old insulation. Once completed they air-sealed all the wire and pipe penetrations, sealed all chases (chimney, soffits and multilevel walls), and installed can light covers. MoldX2 was applied to the wood to kill the mold and the botanicals would prevent regrowth and help make it smell good. Finally, they blew in 17" of cellulose insulation. Now this attic is sealed and insulated, helping the homeowner stay warmer in the winter and cooler in the summer and she could look forward to lower utility bills. Oh, and no more bad smells!

Water in Basement and Around Downspouts in West Linn, OR

These homeowners noticed water pooling around two of their downspouts and was creeping into their unfinished basement. With their basement being used for laundry and storage, they wanted to find a solution to their issues before a bigger problem ensued. For help, they asked some neighbors about waterproofing companies, and heard about John's Waterproofing. They called us up, had a thorough inspection inside and out of their home, and a solution was crafted to address their water problems. 

To begin our crew addressed the exterior of the home. We extended the downspouts under the ground. These now brought the water safely down and well away from the homes foundation. We then went into the basement and began by digging a trench along the interior parameter. This is where we laid down a bed of gravel and our WaterGuard drainage system. Along the walls we installed our BrightWall panels, these would divert water down the walls to the new drain system. This would allow the water to safely move the water along the drain system to a newly installed TripleSafe sump pump and then out and away from the home. As a final piece to this waterproofing solution we installed a SaniDry dehumidifier to keep moisture levels controlled. 

Crawlspace Waterproofing Upgrade - West Linn, OR

This customer called John's Waterproofing after a contractor informed her that her pump was improperly installed by another company, so one of our Service Techs was sent to the home to see what was going on.  The sump pump was not only improperly installed, it also needed an independent outlet. More importantly, under his skilled observation, he saw that mold was growing on the wood subfloor above as well as the beams and posts. Knowing the health dangers of mold, he worked with the homeowner to craft the perfect solution... encapsulation. 

 

To begin our crew removed the 6 mil vapor barrier, fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge lines. TerraBlock, a high-density foam product was then laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored it to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stays dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home properly insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable. The knowledge that it would help lower utility bills and the 25yr warranty were nice bonuses.

Wet Crawlspace and No Attic Insulation in Marylhurst, OR

This homeowner was concerned about her high energy bills and looking for solutions. After seeing John's Waterproofing's booth at a home show she was surprised to learn that they offered solutions for lowering utility bills. She filled out a customer information sheet and was contacted by our office the following Monday and she had an appointment scheduled with a System Designer shortly thereafter.

 

Upon arriving at the home, the System Designer introduced himself and got to work with his inspection of the crawlspace and attic. They then discussed the options so we could lower their utility bills and create a healthier environment in their home with insulation in the attic and encapsulating the crawlspace. The homeowner liked the plan and that the work would increase the value of the home as well.

 

The Installation Crew arrived and got to work right away. To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation and debris. Crawl Space in West Linn, OR

We have a customer in West Linn, Oregon who had his entire crawl space flood and he had no idea what to do. Good thing he called when he did. We sent our Design Specialist Vinny out and he found that yes, indeed, the crawl space had a few inches of water in it. He explained to Steve, the homeowner, that this was no good for the integrity of Steve's home or good for the quality of air coming into Steve's home. 

We quickly had Lupe take his crew out and they were able to remove the water and insulation that had also become wet and had started to droop. They installed a TripleSafe sump pump which is the most reliable pumping system out there. They did some repair to the support posts and laid down the CleanSpace vapor barrier. 

Steve is thrilled that his crawl space no longer has a virtual river running through it and that he doesn't have to worry any longer. Steve has the piece of mind of efficiently running equipment, clean, dry air and knows that he can always count on John's Waterproofing to take care of all of his waterproofing needs.

Crawlspace; West Linn, OR

The customer wanted to invest in getting their crawlspace encapsulated. There was no damage done to the crawlspace, other than moist insulation. After removing the old fiberglass insulation they started the process of encapsulating the crawlspace. 

They started with isolating the piers, which is when we pull the moist soil out from the affected area, to make them stable once again. They then laid down a CleanSpace Drain Mat, which lays under the CleanSpace and allows the water to still move freely in the soil, without damaging or getting into the encapsulated area. 


Finishing off the crawlspace, they replaced the vents with metal covers. And installed a SaniDry Sedona to regulate the temperatures and humidity levels. To help prevent any more problems from arising they sealed it with Spray Foam Insulation. Giving the homeowners reassurance that mold growth and water intrusion would not be a problem during the spring when it starts to rain. 

Property Management Calling for Crawl Space; West Linn

Customer called to have one of her homes on a senior retirement park. She had called us because one of her friends referred us, and she liked the job we did. Her home had water starting to come in from the soil itself. And that the insulation had some water damage to it.

Making this job easier for everyone, they first dried out the crawl space. So that when they laid down the vapor barrier the moisture didn't continue to build and cause more damage. After the crawl space completed the dry out they started the process of laying down the 6 mil Vapor Barrier. They also put the SuperSump pump into place to start the process of filtering out the water from the crawl space. 

The property manager was enthralled that the job matched and excelled with the job previously done for her friend. 

Replacement Vapor Barrier; West Linn, OR

The customer called because they needed better drainage for their space and their back yard. Due to the water building up in the yard and trickling into the crawl space. 

Our crew went out an found that there was also mold growth, along with some flooding issues. They went to work by first pulling out all of the old vapor barriers and draining the water. Lupe had the crew flatten out as much as the ground as possible before installing the new 6 mil Vapor Barrier. They also installed the SmartSump pump to help catch and expel the water from the space with ease. 

Connecting it to a discharge line, that is hidden meticulously under the yard. To then have it filtered out and off the property without being seen. Giving the homeowner the reassurance that they won't have anything protruding from the crawl space. They also won't have to worry about flooding occurring from the yard into the crawlspace. 

Crawlspace Encapsulation in West Linn

Our crews recently went on a job in West Linn. The customer called about there being lots of water in their crawlspace and a damaged vapor barrier. The house had an old french drain that was not keeping up with the amount of water coming. So we sent out one of our members to inspect the crawlspace and come up with a plan. 

Eric who went out to inspect this customer's crawlspace recommended doing a crawlspace encapsulation with our CleanSpace System. We would install a TripleSafe sump pump that has three pumps to cover getting all water out and our patented WaterWatch Alarm that goes off if water rises above the range to prevent damage. Along with our SaniDry Sedona dehumidifier with a duet filter that removes mold spores, dust, and dust mite droppings. We would also install vent covers and encapsulate with our cleanspace barrier with spray foam around the perimeter of the home.

Thermal Dry Floors in West Linn, OR Basement

These homeowners were tired of their cold, unfinished basement floor and wanted something that would look great and protect their space from water issues. Luckily, John's Waterproofing had the perfect solution! Our inspector, Jack suggested installing Thermal Dry carpeted basement flooring.

 

Thermal Dry Floor systems are designed specifically for basements. Basement floors are likely to be wet at some point from either a plumbing leak or a surprise groundwater leak in a heavy rain. The bottom of Thermal Dry flooring has raised pegs to create an airspace under the floor. This feature keeps water vapor from getting trapped underneath the finished floor that can cause odors and mold. Thermal Dry floors are inorganic and will not rot or buckle like wood subfloors. 

 

Kyle and Jen are now very happy with their beautiful new floors, and look forward to having usable space without concern of water issues.
