Making Basements Dry and Finished - Beaverton, OR
Challenge
This homeowner had reached out to John's Waterproofing back in 2019 about doing a basement waterproofing system after they noticed water coming inside their below grade, split-level home. They decided that for the time they didn't want their basement finished and just wanted to do the waterproofing with a SuperSump Plus sump pump and WaterGuard. In 2025, they reached back out to John's ready for an annual maintenance check and said they were ready to finish their basement.
Solution
In order to do the basement finishing for the homeowner, we first wanted to perform and annual maintenance check on the SuperSump Plus sump pump and WaterGuard systems installed. This is done to ensure that after the basement is finished, that the drainage system installed is still running smoothly so the space stays dry and healthy. The SuperSump Plus sump pump is designed to take the water collected from the WaterGuard and safely push it away from the homes foundation. The WaterGuard is installed along the interior perimeter of the basement and has inspection ports to be able to easily check the system without removing the concrete covering it. After completing the maintenance, we noticed a spot by the door where every time it opened, then water would have access inside. We installed a TrenchDrain that connects to the WaterGuard system. This is able to collect any surface water brought in from the door and send it safely through the drainage system to be pushed away from the homes foundation. In order to prepare for the finishing process, we cut into the existing drywall to install ThermalDry. This is a wall vapor barrier that guides any moisture from the walls down below to the drainage system. It is anchored to the walls and shingled down to the drainage system to fully protect and waterproof. The basement was then finished with drywall to seal everything in and the homeowner now can enjoy a dry and usable basement.
