Challenge
Through out the years, soil compression and expansion causes strain to occur on the homes foundation. This leads to cracked walls, doors and windows that stick in their frames and uneven floors. This homeowner was experiencing cracks in their walls and after constantly replacing the sheetrock, they realized the problem came from the homes settling foundation so they reached out to John's for a free estimate and inspection to find them a permanent solution.
Solution
We sent out one of our system design specialists to inspect the space and write up an estimate. Our design specialist then met with the homeowner to answer any questions and go over the estimate. They decided to move forward with the project. To begin this project we removed all the debris in the crawl space, including old vapor barrier and damaged fiberglass insulation. We installed a SmartJack in one area where the floor was sagging. This is our high-capacity adjustable supplemental steel pier designed to stop settling and raise the floor back up. This crawl space had a bit of moisture so we also installed a 6 mil vapor barrier. For the foundation we dug out the soil in 5 places where the piers go. Next, we prepped the footing to mount the bracket. Then, we drove the steel tubes deep into the soil using hydraulic pressure, recording the pressure along the way. After all the piers were installed, we lifted the house using our hydraulic lift ensuring the home is stable and secure. We then remove all the equipment and replaced the soil back into place. These homeowners can be sure that their home is now stable and safe from further settlement.
