Wooden Posts and Water Moisture in a Crawlspace

Poor Wooden Posts Found in the Crawlspace

THE IMPORTANCE OF WATERPROOFING

WOODEN POSTS USED IN THE CRAWLSPACE

A typical crawlspace foundation contains at least one beam or girder that runs the entire length of the foundation, providing support for the home. When the footprint of the home is too wide for a single joist to span its total width, then one or more centrally located posts are needed. They also require mid-span support to prevent them from sagging in the middle. Typically, this is done with wooden posts resting on concrete pads. Due to the low price point and easy access to wooden posts, this has been standard practice throughout the years.

WOODEN POSTS IN THE LONG-TERM

The problem with this system is that the wooden posts that are supposed to keep the beams straight and strong, often fail for several reasons. For starters, carpenters often use shims when the posts aren't firm and snug because the post was incorrectly cut or due to common irregularities that are common with dimensional lumber, and this will result in the beam losing some of its durability. While the shims do their job initially, they are also prone to shrinkage, shifting and compression due to the weight of the floor above.

Another problem is the mold and rot that often take hold in a damp crawlspace. Wood posts can also wick up moisture from the concrete footing that is in contact with the damp floor and especially if exposed to periodic flooding the footing can sink. When this happens their strength and stability suffer.

SmartJack to Aid Crawlspace

THE SOLUTION: SMARTJACKS

Fortunately, the problems caused by wooden support posts can be overcome by replacing them with adjustable, all-steel supports like the SmartJack. These are designed specifically for this retrofit application and they can be adjusted later if the beam shrinks. You never have to worry about a steel post weakening due to rot as this is treated with a galvanized coating to avoid corrosion throughout the years.
