Photo Album: Humid Crawl Space in Need of Attention- Portland, OR
When a home becomes humid year round, it usually means there is an issue below the home that needs to be addressed in order to be resolved. When these homeowners started noticing a lot of humidity throughout their home, they decided to give us a call. Once our system design specialist is done thoroughly inspecting the crawl space, he met with the homeowners and went over our options and game plan to best address the problem. He went over the benefits of an encapsulation and they were interested so he wrote up an estimate and they went ahead and moved forward, scheduling their project. We began by removing all of the fiberglass insulation and damaged vapor barrier.
Since there was not much active water in this crawl space, due to the homeowners living on a hill, we install our SmartDrain system. This will alert the homeowners to a plumbing leak with an audible alarm and will drain the water away into a drywell underneath the CleanSpace until they can fix the plumbing leak. Next, we install our TerraBlock system on the dirt floor of the crawl space to create an insulated barrier separating the home and the earth. On top of our TerraBlock system, we install our CleanSpace. This is a 20 mil-thick-liner that is also anchored into the foundation walls, up to the rim joists, and is placed between the footing and the wooden posts to protect against moisture. This is then sealed with our waterproof tape along each seam. We make sure all of the vents are then covered and sealed shut to prevent outside air from entering. To keep the environment controlled, we install our SaniDry Sedona Dehumidifier that will effectively eliminate damp and musty odors by drying and filtering the air, thus improving air quality throughout the entire home. Lastly, to finish this project, we install our foam insulation. This is sprayed directly onto the foundation walls, and will expand to fill every crack and void, ultimately guaranteeing an airtight seal. Not only is this crawl space now completely transformed, these homeowners can feel the difference in their entire home.
High Humidity
A healthy relative humidity is around 55% or lower, this crawl space was almost at 80%.
Moisture in Crawl Space
Some parts of the crawl space where the vapor barrier was damaged, the dirt floor was full of moisture which was causing a higher humidity in this crawl space.
Unprotected Crawl Space
A 6 Mil vapor barrier is not made to last, over the years it had shifted out of place, exposing the earth below. The fiberglass insulation also began to sag and fall off the crawl space ceiling.
CleanSpace Encapsulation
This is our heavy 20-mil-thick-liner manufactured in 7 layers and is tear resistant. This not only protects the crawl space but also brightens the whole space with its white finish.
SmartDrain System
This system will alert the homeowner to a possible plumbing leak with an audible alarm and will drain away the water into a drywell underneath the crawl space until they can address the problem.
Spray Foam Insulation
To finish this project, we install our foam insulation directly onto the foundation walls, up to the rim joists to ensure a complete airtight seal.
