The foundation of this home was settling, and the crawl space needed waterproofing. The homeowners had read many positive online reviews regarding high quality structural and waterproofing repairs completed by John's. Pleased with what they read, they gave us a call to see if we could help them. Our Receptionist assured them that they had called the right place, as John's is the leading expert in Structural and Waterproofing repairs, and has been in business for over 50 years! When our Design Specialist arrived, he performed a thorough inspection, and then crafted a solution to the problems this home was facing. First, he explained to the homeowner that the foundation had indeed settled along the back left corner of the home. This settling was caused by years of varying moisture levels in the soil underneath the foundation, causing compression and expansion. To fix the settling, he proposed installing Push Piers, to lift the home back up to its appropriate height. Next, he addressed the crawl space. During his inspection, he found large amounts of standing water on top of the existing vapor barrier, hanging subfloor insulation, and rodent feces. All of these findings are imperative to discuss, as 40% of the air you breath inside of your home, comes from your crawl space. Additionally, the excessive moisture greatly impacts the stability of your home over time - hence the settling of this homes foundation. To create a safe and healthy environment inside of the crawl space, our Design Specialist recommended removing all of the old and nasty debris, and installing a "Pipe, Pump, Plastic System", to collect and expel all water intrusion. The homeowner agreed, and we got him on our schedule.
When our crew of Structural Experts arrived they got straight to work, eager to help this family live in a more stable environment! First, they dug 7 holes along the settling portion of the foundation, to make room for Push Pier installation. Next, they bolted 7 Steel Brackets directly into the foundation wall, to hold the Piers in place. After the Brackets were secured, they drove Steel Push Piers through each Bracket, deep into the earth using hydraulic force. They continued driving the Piers down until they reached the weight bearing stratum - and successfully lifted the home back to its correct and level height. After the installation was complete, they buried the Piers with the dirt that they previously dug up. The Push Piers will remain permanently underground - forever supporting the weight of the home, and preventing any future settling. Now it was time to waterproof the crawl space. To begin, they removed and disposed of all of the existing debris from the crawl space. Next, they laid down 140 feet of our 3" piping, around the entire interior perimeter. The Piping will collect all water, and route it down to the lowest point, into a SuperSump pump. The pump will then expel the collected water safely away from the home via a discharge line. Electricity to the pump will be supplied thanks to our Electrical Division installing a dedicated outlet in the crawl space. On top of the piping, we laid down our 6 Mil Black Plastic Vapor Barrier, to prevent moisture seepage from entering through the ground. All of the work at this home has been successfully completed by the Structural and Waterproofing experts here at John's. This homeowner, once again, has a stable and healthy home to raise his family in without worry of structural collapse, or unhealthy indoor air quality coming in from the crawl space.
