Photo Album: Transforming a Crawl Space in Oregon City, OR
This homeowner reached out to John's while in the process of finishing the build on their home and knew they wanted their crawl space taken care of. Knowing that an encapsulation offers protection from water intrusion, rodents and poor air quality it was the only option they wanted. We sent out one of our system design specialists and thoroughly inspected the crawl space. Afterwards the specialist met with the homeowner to go over the findings and discuss the process of the encapsulation. After speaking with the homeowners they went ahead with the estimate and we began their project.
First, we remove all of the debris; old vapor barrier and fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space in which we install a 3 in perforated pipe into a silt sock that creates a proper passage for water to drain to the lowest point. At this low point we install our SuperSump Plus that will collect any water that enters and pump it outside of the home, away from the foundation through a discharge line. We make sure to cover all of the vents, sealing them shut to prevent outside air from entering. We address every wooden post by using a bottle jack to lift each one and install a 20 mil thick liner between the footing and the wooden post. We then install our TerraBlock system onto the dirt floor, creating an insulated barrier between the home and the earth that will block out moisture. Our CleanSpace liner is next, it goes over top of the entire TerraBlock system and is sealed at the footing of the wooden posts with our heavy duty waterproof tape. We also anchor the liner into the foundation walls, up to the rim joists. To maintain a controlled environment, we then install our SaniDry XP that will not only eliminate damp and musty odors by drying and filtering the air, but will also help in keeping the home at a healthy relative humidity. Finally to finish, we anchor our SilverGlo wall system into the foundation walls. This system will help in keeping not only the crawl space well insulated but the home itself as well. With this full encapsulation system, this homeowner can have confidence their home is protected, healthy dry and stable for years to come.
Open Crawl Space
This crawl space had open vents, causing moisture and water to enter and begin to damage not only the vapor barrier but the fiberglass insulation as well.
Ripped Vapor Barrier
This vapor barrier had tears in it causing debris, water and even pests to enter and cause damage.
Sump Pump
Our Sump pump collects water that enters and pumps it out ensuring the crawl space remains dry.
Footing and Wooden Posts
We make sure to lift every post and install our CleanSpace liner between the footing and post to ensure they are protected.
TerraBlock System
Our TerraBlock system is placed directly onto the dirt floor creating an insulated barrier between the home and the earth.
SilverGlo Wall System
Our SilverGlo wall system is anchored into the foundation walls up to the rim joists and will help insulate the crawl space walls as well as the home.
Finished Crawl Space
With our CleanSpace system installed this crawl space is protected for years to come.
