When water enters a below grade area such as a basement with no proper drainage it creates several issues. Things like cracks in the walls and ground, musty odors, and mold growth just to name a few. This basement was experiencing flooding during heavy rains and this quickly became a cause for concern for these homeowners, even more so since they wanted to finish the space. They gave us a call to schedule their free visit and find them a solution that is permanent and reliable. We went out and thoroughly inspected this basement and came up with the best options to ensure this basement becomes a dry, healthy and stable environment for these homeowners. After discussing the game plan with them, they moved forward with the estimate and we began.
First, we use a jack hammer to dig a trench around the interior perimeter of this basement and in it, we add a layer of clean gravel rock and over top of that, our WaterGuard. This is our perimeter drainage system that will gather all the water that enters from both the walls and ground water and safely channel it to the lowest point of the basement. Due to the volume of water that was entering, we install a leech line in the middle of the basement floor to relieve the hydrostatic pressure and this is tied to the perimeter drainage system, following which, the whole system is concreted over to provide a discreet look. At the low point we then install our TripleSafe Sump. This system will pump all the water that enters outside of the home through a discharge line. Outside, we connect our grated LawnScape drain to allow water to pass but help keep debris out of the discharge line. Along the walls, we install our ThermalDry system, that is meticulously shingled into the perimeter drainage system to collect water. This material will also help maintain a comfortable temperature. Now that this reliable waterproofing system is installed, these homeowners can confidently finish this basement and no longer have to worry about their basement flooding.
