This crawl space had everything going on. Sagging floors that lost support holding up the house, outdated and drooping fiberglass no longer working as insulation, high humidity and mold, water stains, and many entryways for outside air and debris to be welcomed in. The homeowners needed help and John's was the one to grant their wishes. Our Design Specialist and the owners collaborated on a precise plan to solve every problem and once that plan was solidified, they scheduled a date to start the project.  The day our crew arrived, they started with the removal of all old fiberglass and debris. They then installed a perforated pipe that will collect all ground water around the perimeter of the interior and drain it to the lowest point of the crawl space. This leads to the brand new TripleSafe. This is a heavy duty sump pump that contains three pumps inside the basin to have the ability to pump any level of water. The gathered water will then flow directly to the discharge line that pushes any water up and out of the home, exiting a safe distance away. Next, we securely placed SilverGlo insulation along the foundation walls. This features a radiant barrier that will reflect heat back into the crawl space to save on energy costs. For the floor insulation, we used TerraBlock. On top of the TerraBlock, we installed CleanSpace to prevent high humidity, mold, odors, and creates a polished look. The white finish will brighten and allow anyone to easily see that the crawl space is free of mold, insects, critters, and dirt. Next, for every vent, we tightly put in vent covers to block out all outside air from entering the crawl space. To zero in on the humidity levels, the SaniDry Sedona was installed to circulate and dry all air within the interior. It is the most efficient high performance dehumidifier. Now concentrating on the sagging floors, we implemented a couple things to restore the floor support. Starting with the exterior, we drilled holes into the shifting soil and installed helical piers that attach to the foundation of the house. The home's weight is transferred to the piers and the stable soil beneath the home. Helical piers provide the best solution for foundation problems. For the interior, SmartJacks were installed. A SmartJack is a high capacity adjustable steel pier that is designed to stop settling and raise the floor to where it was originally. These adjustable posts is used to jack up the floor and can be easily altered again in the future. The project was completely finished and the homeowners were now able to say they have a dry, stable, healthy home!
