Photo Album: The Many Benefits of Crawl Space Encapsulation - Salem, OR
Did you know that the benefits of having your crawl space encapsulated by the experts here at John's, extend far beyond the area strictly beneath your home? In fact, our encapsulation not only protects your homes foundation and subfloor from devastating water damage, they also greatly increase the quality of the air inside of your home, offer substantial yearly savings on heating and cooling costs, and increase the value of your home. Encapsulation is so effective, that with simple yearly maintenance, it will last the life of the home - ensuring a dry, clean, and stable environment where your family can truly thrive.
To begin, we first clean out the entire crawl space, removing all debris to wipe the slate clean beneath the home. This home did have a big water issue, so we installed a SmartDrain at the lowest point inside of the crawl space. This system give homeowners absolute peace of mind, as an audible alarm is activated if the unit ever detects moisture inside of the crawl space from a plumbing leak. Next, 2 layers of ground coverings are laid down. First, TerraBlock is laid down to insulate the dirt floor, followed by our 20 Mil CleanSpace vapor barrier which is laid on top of the TerraBlock, as well as up onto the foundation walls. CleanSpace is interlaced with Carbon Fibers, making it incredibly durable, while offering a 25 year warranty against rips and tears. CleanSpace is bright and waterproof, transforming dark, dreary crawl spaces into clean, welcoming areas that can be safely used as dry storage. Next, a SaniDry Sedona Dehumidifier is installed to continuously clean and filter the air, maintaining a safe relative humidity at all times to prevent mold growth. Finally, we seal each of the original crawl space vents with a rigid Vent Cover, and make certain that the access door shuts completely, preventing rodents and debris from gaining access beneath the home. The final step in a full encapsulation is the installation of SilverGlo insulation paneling directly onto the foundation walls. SilverGlo is double-sided and waterproof, preventing water from seeping in through the walls, while also offering significant savings on heating and cooling costs to families. From now on, this family will enjoy a healthier, and more comfortable home.
Dirty Crawl Space
This crawl space had dirt on the vapor barrier, and hanging insulation, which are both indicative of water intrusion.
Rodent Traps
Rodents love crawl spaces, and quickly create a toxic air quality both beneath of and inside of the home, as the air inside of the crawl space wafts up into the home through the floors, negatively effecting the health of all who enter the home.
Foundation Wall Crack
Foundation wall cracks are common inside of crawl spaces that are not professionally waterproofed, as wet soil cannot firmly support the extreme weight of the home. This unstable soil causes shifting and cracking of foundation walls, threatening the integrity, safety, and longevity of the home.
Original Crawl Space Vent
As part of a full encapsulation, each original vent is firmly sealed with rigid plastic to ensure that no rodents or debris can enter the space.
