Photo Album: Installing WaterGuard in the Basement - Portland, OR
This homeowner had water that was leaking into their basement during the rainy seasons. They weren't sure how to fix this problem and reached out to John's Waterproofing. We informed them that the best way to waterproof the basement, especially during those rainy seasons, is by installing a drainage system with WaterGuard and a SuperSump Plus sump pump. WaterGuard is a drainage pipe that goes along the interior perimeter of the basement. We install it by jackhammering a trench in the concrete and laying the pipe in at the footing of the basement. The pipe is laid into a bed of gravel to ensure secure passage of water and to help avoid clogging. WaterGuard is able to collect water that could be rising from the ground or seeping in through the walls. Once the WaterGuard system is installed, we then cover it back up with concrete to provide a discreet look that will still keep the basement dry. This drainage pipe then connects to a SuperSump Plus sump pump which takes all the collected water and can securely push it out of the basement and away from the homes foundation through a discharge line. It's important that there is a proper drainage system when doing a basement waterproofing system because it ensures there is a safe passageway for the water to go through and it can be controlled to avoid intrusion inside. After the drainage is installed, then we want to protect the walls with ThermalDry; a heat and vapor barrier, to guide any future moisture down below to the drainage system as well, this system is made to be finished over. We then installed a SaniDry, this is a dehumidifier which will maintain a healthy relative humidity in the space. After this is all completed, the homeowner can now enjoy their basement even during the rainiest seasons.
