Photo Album: Creating a Healthy and Usable Crawlspace - Keizer OR
This homeowner noticed a musty smell coming from the crawlspace when the air conditioning unit would run in the summer time. A musty smell coming from the crawlspace could indicate that there is a water intrusion, which could cause an array of problems, such as mold growth, structural damage and unhealthy living conditions. This homeowner wanted to act fast and transform their crawlspace into a healthy, dry, and usable space. They reached out to John's Waterproofing to get the job done. We sent out one of our system design specialists to conduct a free estimate and inspection. After, the homeowner and system design specialist sat down and went over the findings and solutions. We started this project by having our crew go into the crawlspace and remove any debris, damaged fiberglass insulation and old vapor barrier. Our crew then installed a drainage system by digging a trench around the interior perimeter of the crawlspace then laid down a perforated pipe in a silt sock to secure a safe passage to drain the water to the SumpPump at the lowest point. We also installed our SmartDrain which alerts the homeowner if there is a plumbing leak with an audible alarm. Once the drainage was installed we placed our TerraBlock insulation, which is designed to be installed on dirt floors separating the home from the earth. Then, our CleanSpace vapor barrier is placed on top of the TerraBlock and on the walls up to the rim joists. Next the vents were sealed shut and we ran our CleanSpace up the walls. The goal is to control the environment, so we then installed our SaniDry Sedona which eliminates damp and musty odors in the crawlspace by drying and filtering the air. The SaniDry Sedona will keep the home below 55% relative humidity. Lastly we sprayed foam along the foundation walls which insulates and air seals. Encapsulating a crawlspace improves the air quality and over all health of both the home and homeowner.
