Photo Album: Add More Space By Finishing the Basement - Portland, OR
After years of water seeping in through the finished basement walls, this homeowner decided it was time to finally make some upgrades and make the space usable and healthy once more. The footing of the basement was beginning to discolor and crack in the foundation where water was pushing up against it. They even started noticing a musty odor and worried about mold and mildew. Knowing this was a job for a professional, they reached out to John's Waterproofing. We informed the homeowners we would be able to completely waterproof the basement and finish the walls so that it could be like new. To begin, we had to install a drainage system by jackhammering a trench along the interior perimeter. This is for the WaterGuard drainage pipe to be placed into at the footing of the basement. The purpose of the WaterGuard is to collect water as it tries to intrude through the walls and offer a safe passageway to flow through. From there, the WaterGuard connects to a TripleSafe sump pump. This three pump system is capable of controlling massive volumes of water at a time and can take all the collected water from the pipe to pump out of the basement and away from the homes foundation. The drainage system gets lined with gravel for easy filtration and covered with concrete to be discreet. As a wall protection system, ThermalDry is installed. This goes along the basement walls and creates a thermal break within the space and is a vapor barrier. It gets sealed with thick waterproof tape and is shingled to the WaterGuard system. The point of a wall system is to help direct the passage of moisture from the walls down below to the drainage system. It also helps to keep the basement insulated, preventing heat loss, for when it gets finished. The last step is our finishing department applying paint ready drywall so that it is a finished space. The homeowner was beyond impressed in the waterproofing and finishing systems, and feels much safer knowing their home will stay dry and healthy.
Water Seeping Through Basement Walls.
This photo shows where water was seeping through the basement walls. It was causing discoloration and cracks in the foundation from water pushing up against it.
Removing Everything to Get Drainage Installed.
We then removed the areas where the water damage was and prepared to install the WaterGuard drainage system. A trench is dug along the interior perimeter for the pipe to be installed into.
TripleSafe Keeping Basement Dry.
The TripleSafe sump pump is what can actually take the collected water intrusion and pump the water out of the basement and away from the homes foundation.
ThermalDry and Covered WaterGuard.
Once the waterproofing system is completed with ThermalDry along the basement walls and the WaterGuard system covered with concrete, the space is ready to be finished.
Staying Dry and Healthy with Finished Basement.
Our finishing department used drywall to finish the basement walls. Now, this home is able to stay dry and healthy because water won't seep through their walls.
