A proper drainage system is a critical part of a full encapsulation. This is how we are able to control the passage of water and ensure that it won't continue to flood the space. Making sure that the water has a quick and efficient way to exit the crawl space is what helps prevent mold and mildew from spreading. As water seeps through and puddles in the crawl space, eventually it evaporates into the air and gets into the insulation or the wooden posts. This raises the humidity, or amount of moisture in the air, and as a result, mold grows. In order to prevent this, at John's Waterproofing we use a perforated pipe and sump pump to control water intrusion with a dehumidifier to address moisture within the air. The perforated pipe is installed along the interior perimeter of the crawl space and is wrapped in a silt sock. The purpose of this is to collect any water that tries to seep through and offers a safe passageway to flow through instead of just puddling in. This pipe connects to a SuperSump Plus sump pump and deposits all that collected water into its basin. From there, it is equipped with a heavy duty Zoeller pump that can control mass volumes of water. A discharge line connects to the sump pump for the water to be securely pushed away from the homes foundation. With these two working together constantly, the crawl space is able to stay dry and healthy.
