Photo Album: Concrete Crawl Space Gets Encapsulated - Mosier, OR
This concrete crawl space was experiencing major water intrusion through its foundation walls. It resulted in the original vapor barrier being covered in dirt and debris bought in from the water seeping through. Over time that water will evaporate into the air and leave sediment behind that rips the vapor barrier. In order to solve this issue and save their home, this homeowner called John's Waterproofing about solutions. We recommended fully encapsulating the space so that water wouldn't be able to get inside and to seal the crawl space off so that the environment could be controlled. We first installed a drainage system using a perforated pipe and SmartDrain. These collect water as it tries to intrude and offers a way for it to exit the space before evaporating into the air. Because the floor is a concrete slab, we then installed DrainMatt. This plastic dimpled liner helps to prevent water from seeping over top and into the space. It also acts as a guide for any moisture to be directed to the drainage system and sent out of the crawl space. A CleanSpace vapor barrier is installed on top of the DrainMatt, up the foundation walls, and up the footing of the cylinders supporting the homes foundation. A SaniDry dehumidifier is important to install so that the air is filtered and any excess moisture can be pulled out. It helps to promote healthier air quality in the living spaces for its occupants. The last step will be to apply Spray Foam to the foundation walls as a final air sealant and insulator. Once this system is completed, water will no longer have access into the crawl space so that the home can remain dry and healthy.

Debris Ruining Vapor Barrier.
All this dirt and debris on the vapor barrier indicates that water has been leaking through for a long time and brought in outside sediment with it. As the water evaporates into the air, that dirt gets left behind on the liner which causes rips and tears. This vapor barrier is also littered with mouse droppings.

CleanSpace Isolating and Protecting.
The CleanSpace vapor barrier is installed along the base, up the foundation walls, and up the cylinders. It is a 20 mil thick liner made with woven fibers that prevents water from seeping through.
Sealing the Space to Keep it Healthy.
By sealing the CleanSpace with 4 inch thick waterproof tape, it helps make the vapor barrier durable and sturdy so no water is capable of getting in.
