The owner of this property had turned this basement into an office space for work. They noticed that in the basement, water was seeping through. During the rainy seasons, the water intrusion was so bad that the owner was having to place towels down along the basement walls. Tired of not being able to utilize the space, they called John's Waterproofing about our basement waterproofing system. In each basement waterproofing system, the most important step is to install a proper drainage system. This ensures that any water trying to seep through has a safe passageway to flow through and away from the homes foundation instead of constantly puddling up. This drainage system involves jackhammering a trench along the interior perimeter of the basement for a WaterGuard drainage pipe to go. This pipe sits at the footing of the basement and is lined with gravel to prevent clogging. Its purpose is to collect water from the walls or rising groundwater and send it safely to a SuperSump Plus sump pump. The sump pump takes all the collected water from the WaterGuard and can use its heavy duty Zoeller pump to push the water out of the basement and away from the homes foundation. With these two systems working together to keep the basement dry, then we needed to add protection to the walls. For this specific scenario, the owner wanted to be able to eventually finish their basement walls and opted for ThermalDry to be installed. This heat and vapor barrier is sealed to the basement walls and helps guide moisture down below to the drainage system. It is adhered to the walls with 4 inch thick waterproof tape and shingled behind the WaterGuard to ensure secure passage of moisture. Once this basement waterproofing system is fully installed, the basement is ready to be finished and will remain dry no matter the season.

Over time as water attempts to seep through, and the previously installed drywall was becoming squishy to the touch.

WaterGuard is placed at the footing of the basement to collect any water that tries to seep through and offers a safe passageway to exit the space.
Pumping the Water Out.
The SuperSump Plus sump pump takes all the collected water and securely pumps it out of the basement and away from the homes foundation through a discharge line.
Covering WaterGuard and Sealing ThermalDry.
After everything is installed, the WaterGuard pipe gets covered with concrete to offer a discreet drainage system. While the ThermalDry vapor barrier is sealed in place with waterproof tape and ready to be finished.
