Photo Album: Cleaning Up the Crawl Space - Clackamas, OR
This crawl space was dealing with some major moisture issues. The fiberglass insulation was completely detached from the sub-floor, the wooden posts were rotting, and the vapor barrier was ripped and exposing the earth beneath. The homeowner decided it was time for a home improvement project and wanted to get their crawl space looked at. They called John's Waterproofing for their options and we recommended getting a full encapsulation so that it would be a long-term solution to the moisture issues. The homeowner wasn't ready to commit and opted for the Pipe Pump Plastic method until they were ready to encapsulate. To begin, we had to remove all the fallen debris that was covering the vapor barrier so we could have the space cleared out to install drainage. Our drainage system involves installing a perforated pipe along the interior perimeter of the crawl space to collect any water that tries to seep through. This pipe then connects to a SuperSump Plus sump pump that takes all the water from the pipe and securely pump it out of the crawl space and away from the homes foundation. These two working together ensures that the crawl space can remain dry without the threat of future water intrusion. The most important step in this system is installing a new 6 mil vapor barrier. This goes along the crawl space floor, up the foundation walls, and between the footing and wooden posts to isolate and protect against water damage. Each seam of the liner is overlapped to further help prevent water seeping over top. It creates a separation from the crawl space and the earth beneath so that moisture can't seep up inside again. Once the full Pipe Pump Plastic system is installed, the homeowner feels more comfortable knowing that the moisture issues are controlled until they are ready to encapsulate in the future.
Moisture Damaged Crawl Space.
This crawl space had obvious moisture issues from the falling fiberglass insulation to the distortion on the wooden posts. Both of these occur when water gets in the crawl space and moisture gets absorbed into the home's materials.
Debris and Rips in Vapor Barrier.
When the vapor barrier had debris covering it, this can cause rips and tears to occur. Without an intact vapor barrier more water will be able to have access into the crawl space and cause more damage.
SuperSump Plus.
The SuperSump Plus sump pump is capable of controlling mass volumes of water at a time and safely pumping it out of the space.
New 6 Mil Vapor Barrier.
A new 6 mil vapor barrier is installed to ensure that the crawl space is sealed off from the earth to create separation so moisture can't get in.
Cleaned Up and Dry.
Now, this crawl space has a full Pipe Pump Plastic system installed and can remain dry and healthy.
