Photo Album: Solving Water and Humidity Issues in the Crawl Space- Vancouver, WA
These homeowners were experiencing issues with humidity in their home due to water in their crawl space. They reached out to John's Waterproofing to find a permanent solution. We sent out one of our system design specialist to perform a free estimate and inspection. When our design specialist was done, they went over the options with the homeowners and decided an encapsulation was the best route to take. We begin this project by removing all the debris in the space including the old vapor barrier and damaged fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space, and lay down a perforated pipe into a silt sock, securing a safe passage for water to drain to the SuperSump plus pump at the lowest point in the space. We then install a discharge line outside to drain the water away from the homes foundation. This is connected to our LawnScape Outlet which is a grated drain that will allow water to pass through but will keep debris out of the discharge line. Then, we isolate each wooden post from the footing with a bottle jack to install our CleanSpace system underneath ensuring no water can damage the organic wood material. Our TerraBlock is next, we install this directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth that will keep moisture from making its way up through the crawl space floor. On top of the TerraBlock we install our CleanSpace system, this goes all along the foundation walls, up to the rim joists covering the entire crawl space with its clean, bright white finish. We cover all the vents in the space to make sure no outside air is entering the space. To control the environment, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, all while keeping the space at a healthy relative humidity. This will help create clean, healthy air throughout the entire home. Lastly, we install our foam insulation. We spray this all along the foundation walls, and up to the rim joists to guarantee an airtight seal. Spray foam is a more effective way of insulating a home since it is able to get into every crack and void. These homeowners can be sure that their home is protected from water intrusion for years to come.
Fallen Insulation
Over time, due to water, rodents and humidity, fiberglass insulation slowly falls from the ceiling of the crawl space, negatively affecting energy costs and creating messes in the space.
Water in Crawl Space
Water had entered the crawl space and was stagnant, creating humidity and musty smells throughout the home. Rodents and pests thrive in warm, dark, humid environments.
Isolating the Posts
The wooden posts are all raised with a bottle jack to install some of our CleanSpace system to ensure no moisture can reach these posts and cause future structural issues.
Spray Foam Insulation
Spray foam is the most effective way to insulate and seal the home to ensure full protection in the crawl space. These homeowners can be sure, no water, rodents or debris will enter the this space.
