Photo Album: Dark, Cold and Wet Crawl Space Causing Cold Floors- Everett, WA
This homeowner noticed that their floors were very cold especially during the winter months and their energy bills were higher than ever. A home with a dirt crawlspace simply costs more to heat and cool. When a crawlspace is vented it allows outside airflow in the home. During the Winter months that means it will cost more to heat, and more to cool in the warmer months. To find a solution that will permanently solve these issues this homeowner reached out to John's Waterproofing and set up their free estimate and inspection. When our system design specialist was through with a thorough inspection, he went and talked to the homeowner and went over benefits of a full crawl space encapsulation. Not only does it improve the air quality in the home and reduce energy bills, but it will keep the crawl space completely sealed which means no more cold floors. After hearing this, the homeowner went ahead and moved forward with the project. We begin by removing all of the debris, dirty vapor barrier and fiberglass insulation. Next, we dig a trench around the interior perimeter of the crawl space in which we install a three inch perforated pipe into a silt sock. This will collect all of the water at the lowest point. Then, at this point we install our SuperSump plus which will then pump out all of that collected water outside and away from the homes foundation via discharge line. Connected to this discharge line, is our LawnScape outlet. This is a grated drain that will allow water to pass through but will keep debris out. We also install our RainDrain system which will collect water before it gets to the home and drain it away. To separate the home from the earth, we then install our TerraBlock system- this creates a barrier that will block moisture from making its way up through the dirt floor. Directly on top of the TerraBlock system, we install our CleanSpace system- which is our 20 mil thick liner that is anchored to the foundation walls, up to the rim joists and goes underneath all of the wooden posts, on top of the existing footing and is then sealed with our waterproof tape. This homeowner wanted to upgrade their exterior access doorway, so we installed our Everlast door which can withstand all weather conditions making it last the life of the home. To finish this project, we install our foam insulation. Unlike traditional fiberglass insulation, this foam is sprayed directly onto the foundation walls and expands filling every crack and void to guarantee an airtight seal. With the spray foam as the finishing touch to this encapsulation, this homeowner will not have to worry about high energy bills or their floors being cold anytime soon.

LawnScape Outlet and Discharge line
Once the pump was installed in the crawl space our crew dug a trench outside to install the discharge line and connected it to our landscape outlet to properly drain the water away from the foundation.
CleanSpace System
Our 20 mil thick CleanSpace system keeps this crawl space clean and protected since it is tear resistant and is manufactured with an antimicrobial additive called UltraFresh which is molded right into the material.
Spray Foam Insulation
Our foam insulation is the finishing touch to completely seal the crawl space and guarantee no air leaks that would cause a spike in energy costs or cold floors.
