Stabilizing 1 Corner of Foundation Before Sale of Home - McMinnville, OR
Challenge
This homeowner called us because he wanted to sell his home to a friend, but before selling, he wanted to fix the 1 corner of the homes foundation that had settled. The settling of the front right corner of the home had caused sloping of floors inside the house. The homeowner understood that if this issue wasn't properly fixed, the corner would continue to settle, and the slope of the floors would increase, as well as eventually door frames wouldn't line up, and cracks could form on the interior walls of the home and the foundation walls. This settling was of the upmost importance to fix before selling this home to his friend.
Solution
To permanently fix this issue, our Structural Division needed to install 3 Push Piers to the foundation walls in the front right corner of the home where the settling had occurred. To do this, they first dug out a small portion of ground near the foundation walls where the Push Piers would be placed. With the area now clear, they installed 3 brackets onto the concrete walls of the foundation to hold the Push Piers in place. Next, they hydraulically driven the Push Piers deep into the ground until they reached the firm and compact earth that is needed to adequately support the weight of a home. With the Push Piers now permanently installed, and held in place by the brackets, the crew filled back in the holes they had dug. This homes foundation will now be permanently supported from settling any further in this corner. The homeowner can now take great pride in knowing that when he sells this home to his friend, he can do so knowing that he did the right thing and took care of the current greatest threat to the integrity of the homes structure.
