Foundation Repair Photo Album: Foundation and Driveway Restoration With Crawlspace Waterproofing - Portland, OR
These homeowners called John's because they had standing water in their crawlspace, and they also wanted to see if we could repair their concrete driveway. We let them know that we are the local crawlspace experts, and that we also have an excellent structural crew that specializes in concrete work. Our Design Specialist came out, spoke with the homeowners, and performed a thorough inspection of the crawlspace, foundation, and existing concrete driveway. He found standing water in the crawlspace, 2 badly compromised crawlspace piers, mold growth, and high humidity levels. Because of the water damage to the crawlspace - and thus the foundation - waterproofing of the space, and repair of the compromised piers was essential. As for the driveway, it was old and damaged beyond repair, and would need to be completely removed and replaced with fresh concrete. Our Design Specialist thoughtfully explained all of his findings and solutions to the homeowners, and they were relieved to have resolution in sight! They signed the Job Proposal, and we got them on our schedule within a timely manner.
First, we needed to dry out the crawlspace. We started by removing all debris, and then placed several fans, a dehumidifier, and a heavy-duty sump pump in the crawlspace for a few days to dry the space out so we could work. Once we could begin the next steps, we dug out 26 cubic yards of soil, and then replaced the soil with compacted rock. Doing this ensured long-term adequate stability to the foundation of the home. Next, we began waterproofing the crawlspace. To do this, we first dug a trench along the full perimeter of the space, where we then placed our 3" Perforated Pipe, which will collect all water intrusion, and route it to 2 SuperSump pumps. The SuperSump pumps will then pump all water out of the space via a discharge line. Immediately outside of the crawlspace, we connected the discharge line to 160 feet of underground RainDrain line. The RainDrain line will collect all water that comes through the discharge line as well as all water that comes off the gutters, and will carry it downhill, away from the homes foundation. To ensure proper electrical supply to the pumps, our Electrical Division came out and installed a dedicated electrical outlet for each of the pumps. The final waterproofing step was laying down our 6 Mil Black Plastic Vapor Barrier on top of the piping in the crawlspace. The Vapor Barrier will protect the space from moisture leeching through the ground.
Next, we addressed the homes stability, by replacing the 2 compromised crawlspace piers with SmartJacks, placed on top of the existing concrete footings. SmartJacks are steel piers that are used to "jack up" the subfloor back to its correct height. They remain permanently in place, and are adjustable in the future if need be. The final step of this job was to remove and replace the concrete driveway. After all of the old concrete was chipped out and disposed of, we laid down the new forms, poured fresh concrete, then gave it a beautiful broom finish! All of the work at this home was completed and these homeowners can rest knowing that our crew of experts completed the highest quality of work!
