Foundation Repair Photo Album: Lifting of Settled Foundation - Dallas, Oregon
This homeowner called John's because he noticed that the corner of his foundation underneath his garage had settled several inches. Because of the settling, many cracks had formed in the foundation walls around the home, as well as in the garage floor. Additionally, two of his gutter downspouts were dumping water along the settling foundation corner. After speaking with him, we sent out our Structural Design Specialist to inspect the homes foundation. Upon his arrival, he greeted the homeowner with courtesy and respect, and then began his inspection. When finished, he approached the homeowner with his uniquely tailored job proposal. He explained to him that foundation settling is commonly caused by many years of soil compression and expansion, as well as the presence of too much moisture in the soil underneath the foundation walls. To lift the settling foundation, he recommended installing 4 Steel Push Piers, returning the home back to its appropriate height. To fix the issue of accumulated rain water negatively impacting the soil underneath the foundation, he suggested attaching 20 feet of RainDrain to each of the affected gutter downspouts. The homeowner agreed with our proposed solutions, and got on our schedule.
When our crew of Structural Experts arrived, they wasted no time and dug out 4 holes along the affected corner and side of the home, to create space to install the 4 Push Piers. Next, they attached a Steel Bracket directly onto the concrete foundation, inside of each hole. After each Bracket was bolted securely into the wall, they hydraulically drove piers through each of the Brackets, deep into the earth until they reached highly dense and supportive ground. Once they reached this ideal soil, they continued driving each of the Piers even further downward, until the home was lifted back to its correct and level height. With the foundation now returned to its proper height, we covered up each Pier with the soil that we previously dug out. All of the Steel Push Piers will remain in place underground, supporting the weight of the home and prevent any future re-settling. With the structural repairs completed, it was time for our Waterproofing crew to start on addressing the repairs and enhancements of the gutter downspouts. For this, they dug 2 shallow and narrow trenches into the ground, directly underneath the downspouts, and leading 20 feet away from the home. Inside of each trench, they laid down piping, which will collect all water from the gutters, and carry it safely away from the home. At the end of each 20' segment, they installed a LawnScape outlet, to ensure that all of the expelled water would be evenly distributed throughout the lawn. With the foundation of this home now lifted - and unable to settle in the future - as well as the gutter water accumulation no longer posing a threat to the stability of the home, we are proud to say that our work has been successfully completed! The structural integrity of this home have been restored, and this homeowner knows exactly who to call in the future for any Structural or Waterproofing repairs!

You can see that the foundation had settled several inches, near the brick wall, largely in part because of the rain water accumulating in this area.
After Lifting Foundation and Installing RainDrain
The foundation has now been lifted back up, and all gutter water will be safely removed away from the home via the buried RainDrain Line, connected to the bottom of the gutter downspout.

This LawnScape Outlet will ensure that all expelled rain water will not just sit at the end of the RainDrain line and form a puddle. Instead, it will evenly disperse the water throughout this area.
