Foundation Repair Photo Album: Lifting of Sagging Subfloor and Settling Foundation - Salem, OR
The owner of this home called on John's because they had sagging floors inside of their home. We got them scheduled with our Design Specialist, and he arrived at the home soon after to inspect the crawl space and foundation. During his inspection, he saw that 2 of the beams supporting the subfloor were not being held up properly, allowing them to warp - causing the sagging of the interior floors. As for the foundation of the home, it had started to settle on the same side of the home as the sagging subfloor. Our Design Specialist wrote up a customized Job Proposal, and then thoughtfully explained it to the homeowner. To address the sagging interior floors, he recommended installing SmartJacks, to lift the subfloor back up. To return the foundation of the home back to its correct and level height, he suggested installing Push Piers directly onto the foundation wall on the settling side. The homeowner was pleased with these recommended solutions, and was eager to get the job scheduled!
When our crew of Structural Experts arrived, they began by lifting the foundation. To do this, they first dug out a portion of soil in front of the foundation wall, to make room to place the Push Piers. Next, they bolted Steel Brackets directly onto the concrete foundation wall, to hold the Piers. With the Brackets secured, they began to hydraulically install Push Piers through each of the 6 Brackets, deep into the Earth until they reached the weight bearing stratum. After reaching this highly dense soil, they continued driving the Piers down simultaneously until the foundation was lifted back to its appropriate height. After the installation was complete, our crew covered the Piers back up with the dirt they had previously dug out. The Push Piers will remain in place permanently to support the weight of the home to prevent the foundation from settling. With the foundation now properly lifted and secured, our crew began the subfloor repairs. First, they installed a new Sister Joist to each of the subfloor beams that hadn't been properly supported in many years. With the strength of those 2 beams now returned, the crew then installed 6 Steel SmartJacks, to forever support these beams, and prevent any future sagging. SmartJacks are "jacked up", until interior flooring is once again level, and they are left in place for the life of the home. They are also highly adjustable, should the need for modifications arise in the future. We are happy to say that the experts here at John's have successfully restored structural safety and integrity to another family home, through the installation of highly effective and heavy-duty steel repair components.
