Foundation Repair Photo Album: Cracks In Foundation and Sagging Subfloor - The Dalles, OR
The owners of this home were prompted to call on John's after they noticed that the interior floors of their home had sloping in several areas. After searching the internet for the best company to call, they discovered that we are the leading Structural Repair Experts in their area. They called, and we got them on our schedule quickly. When our Design Specialist arrived at their home, he spoke with them about his experience regarding sloped interior floors. He informed them that most often, the sloping is caused by an inadequately supported subfloor. After performing a thorough inspection of the homes crawl space and foundation, he confirmed that the uneven floors inside of the home were indeed caused by the subfloor having uneven weight distribution. This was due to the foundation of the home shifting slightly over many years. The shifting had also caused several cracks to form in the concrete foundation walls. With his inspection complete, he approached the homeowners with a customized Job Proposal detailing effective solutions to the problems at hand. He explained to the homeowners that the subfloor of the home would need to be lifted back up, and additional support would need to be added to achieve even weight distribution. Additionally, he suggested injecting and patching the cracks in the foundation wall with extremely heavy-duty Epoxy and Carbon Fiber Stitching. The homeowners happily agreed to these proposed solutions, and our crew was scheduled to begin the work.
First, they addressed the subfloor. To provide permanent and effective lifting, they installed 2 Steel SmartJack Posts directly underneath the subfloor of the home. SmartJacks are "jacked up", until the overhead floor is returned to level. They are much more effective than traditional wooden posts. SmartJacks remain permanently in place to support the subfloor, and are easily adjustable in the future if need be. With the interior floors once again level, the crew began repairing the cracks in the foundation wall. For this, they first injected each crack with our Epoxy Crack Injection to bond the edges of the crack back together, and then placed several strands of our Carbon Fiber Stitching horizontally over top of each crack. Carbon Fiber Stitching is 10 times stronger than steel, and will permanently prevent all of the cracks from growing. Thanks to the Structural Repair Experts here at John's, the interior floors of this home have been returned to level, and the integrity of the foundation has been restored. We are grateful every time that a homeowner rightfully entrusts us with these essential home safety repairs.
