This homeowner called on John's after noticing several cracks in his concrete foundation walls, sloped floors in his home, and moisture within his crawl space. After our design specialist inspected this homes crawl space and foundation, he presented the homeowner with a customized proposal, which detailed his findings, and offered effective solutions, to which the homeowner agreed to. Due to the level of damage that water intrusion beneath this home had caused, the foundation and crawl space would need quite the makeover. Over many years, water intrusion had eroded the soil supporting the foundation and subfloor of the home, causing settling of these structural components. This settling created several cracks in the foundation walls, and uneven interior flooring - greatly compromising the integrity of the entire structure of the home. In order to repair existing structural damage, and prevent further damage, our crews worked together to complete the needed repairs.  To lift the settled concrete foundation walls back up to their appropriate and level height, our structural crew installed 11 helical piers directly onto the settling portions of the walls. Helical piers are bolted onto the foundation walls, and are then hydraulically drilled down into the Earth, until dense, weight-bearing stratum is reached, and the home is lifted and returned to its correct height. Helical Piers are extremely heavy-duty, and remain in their place of installation permanently. When installation is complete, they are easily concealed with basic landscaping. In order to reinforce this homes damaged subfloor, 6 Steel SmartJack posts were installed beneath a new Steel Beam. SmartJacks are adjusted by hand, until the entire subfloor, and all interior flooring is once again level - returning structural stability to the home. The newly installed Steel Beam, and SmartJacks will remain in place to support even weight distribution of the subfloor. Reinforcement of crawl spaces using John's heavy-duty steel components, offers rot resistance, and far superior strength compared to traditional wooden posts and beams.  To ensure permanent protection of the home against water, a full encapsulation was installed.
