Foundation Repair Photo Album: Basement Water Intrusion and Foundation Cracks in Astoria, OR
When water was first entering this basement, these homeowners would find quick fixes to deter the water from entering but it was only temporary. Over the years, the basement became very humid and was causing musty smells and multiple cracks in the foundation walls appeared that were letting water in. They reached out to John's to set up their free visit in hopes of finding a permanent solution to create a stable and dry basement. We sent out one of our system design specialists who went and inspected the basement and created plan that will solve these issues for good. We spoke to the homeowner and went over the best options and went ahead and began the project.
First, we had our Structural team go out and install two of our Push Piers to help address the foundation wall that was settling and help lift and stabilize the home again. This process starts with soil excavation where the piers will go, then, we prepare the footing to then mount the brackets. After the brackets are mounted, we drive the piers with our hydraulic rams into load-bearing soil. We make sure to record the pressures and once it is at the correct PSI, we lift the home to level. The piers were then complete and we replaced the soil. Our Waterproofing crew then came in to create a trench around the interior perimeter of the basement and install our WaterGuard. This is our perimeter drainage system that collects water from the walls as well as groundwater and drains it via gravity to the lowest point, where we install our TripleSafe Sump. This pump will direct the water outside of the home through a discharge line. This perimeter system is then concreted over to provide a seamless look. Outside, at the end of this discharge line we place a grated drain that will allow water to pass through while keeping debris out of the line. This is called out LawnScape outlet. Since the owners want to finish the space, along the walls we install our ThermalDry wall system that will help direct water down into the WaterGuard system and will help in keeping a comfortable temperature too. To complete the project a dehumidifier is installed to maintain a healthy relative humidity. This basement is now stable and these homeowners no longer have to worry about water entering their home again.
