Foundation Repair Photo Album: Old Home In Need Of Essential Foundation Repairs - Salem, OR
John's was called out to do a crawl space inspection on this home while it was for sale. Our Design Specialist performed a thorough inspection, and found many issues with the homes foundation that needed to be addressed promptly. A 4-foot section of the foundation wall was made out of wood, and that wood had begun to rot. There was also 1 concrete foundation footing that was crumbling away, and would need to be removed and re-poured. Additionally, the homes subfloor was sagging in multiple areas, creating sloped floors in the home. There was also a large amount of rodent droppings and chewing damage in the crawl space. Lastly, the crawl space access needed to be improved. To begin this series of repairs, our crew first dug out the crawl space to make adequate room for all necessary work, and then they removed all debris. To fix the portion of the foundation wall that was made out of wood and currently rotting, our crew first removed the old rotten wood, and then poured 4-feet of new foundation wall made out of concrete, which will permanently support the home. Next, they removed the crumbling foundation footing, and poured a new one in its place, restoring strength to the homes foundation and subfloor. After those repairs were complete, we laid down our 6 Mil Black Plastic Vapor Barrier over the ground in the crawl space, to protect against moisture damage. With the Vapor Barrier now laid down, we then installed 6 SmartJacks underneath the subfloor of the home, to correct the sagging, and to return the interior floors to a level height throughout the entire home. The final step of this job was to improve the access area of the crawl space. To do this, we installed an EverLast access door with an EverLast Access Well around it to properly prevent dirt and moisture from entering. Our EverLast Doors and EverLast Access Wells are made out of high quality plastic, and are cut to the custom size needed for each job. The plastic material they are made of is weather resistant, and extremely sturdy which prevents rodents from chewing on it. This job is now complete, and this new homeowner is glad to have all of this work finished so she can begin to really settle into her new home. She called our office after all the work was complete, and said that she was very satisfied with all of the crew members who worked on her home, stating that they all worked well together and deserve an A+ rating!
