After weeks of noticing a musty odor throughout their home, this homeowner decided to inspect their crawl space looking for the root of the issue. Upon their inspection, they found that their crawl space was covered with mold and that their was an excessive amount of standing water. Knowing that this is not good for the homes health, they decided to call John's Waterproofing about solutions. We recommended that a full encapsulation would offer the best long-term solution to the water intrusion and be able to control the environment so mold and mildew can't thrive. To begin, we needed to remove the damaged vapor barrier and the fallen fiberglass insulation. Then, we installed a drainage system using a perforated pipe and a SuperSump Plus sump pump. These two work together to collect water that tries to seep through and offers a safe passageway to be pumped out of the crawl space and away from the homes foundation. TerraBlock, a thick insulation foam, is installed along the base of the crawl space to seal the home off from the earth. This helps to control the atmosphere in the crawl space and help it maintain the same temperature all year round. As a result, this helps improve the homes energy efficiency and the heating/cooling systems don't have to work as hard to keep up with the changing climate. A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against water damage. Because this is a 20 mil thick liner, it helps to be more durable against rips and tears. A SaniDry dehumidifier is installed to be able to pull excess moisture out of the air. Lastly, Spray Foam will be applied to the foundation walls as a final air sealant and insulator. Once the encapsulation is fully installed, this homeowner will be able to enjoy all the benefits of a dry crawl space and eliminate unwanted odors.
Signs of Water Intrusion.
Along the foundation walls of this crawl space, efflorescence is left behind. This is a white salt deposit that gets brought in from water and is left behind as that water evaporates.
Dirt and Debris Covered Vapor Barrier.
Due to water seeping through, the vapor barrier was covered in dirt and debris which can lead to rips and tears.
Sealing with CleanSpace.
The 20 mil thick CleanSpace vapor barrier is able to isolate the crawl space and protect from water seeping through.
Protecting the Wooden Posts.
Between the concrete footing and wooden posts, CleanSpace is installed to ensure they can't get water damage and rot or mold.
SuperSump Plus Keeping it Dry.
The main device used to prevent water intrusion is the SuperSump Plus sump pump. This takes any collected water intrusion and securely pushes it out and away from the homes foundation.
