Basement Water Issues in Portland, OR

The biggest headache started happening to this homeowner when they started to finish their basement but leaking water was damaging the work they were doing. Before new products could be damaged more, they called John's Waterproofing for a free inspection. Our inspector found that water was coming in at the foundation. Our crews installed a drainage system in their basement, with our patented WaterGuard system. It lays along the basement walls and will go unseen and drain down to a sump pump that will pump the water out. We installed our Super Sump pump that quietly pumps the water out and comes with an alarm that will go off if the water ever goes higher than the capacity of the pump to help prevent damage from happening. The homeowner was happy to have the water problem taken care of and that they could continue to finish the basement and not worry about leaking water constantly. 

Upgrading the Window Well in Portland, OR

This homes window well was concrete and water was getting through it, and needed to be upgraded. Due to landscaping the ground level had been risen, to accommodate this the homeowners had added a layer of bricks. But water had made its way through the porous material and the carpet in their finished basement was getting damp by this window in particular. To upgrade it we installed drainage for the window well that will feed into the basement waterproofing system. And the well itself was upgraded to a WellDuct system. 

No More Water: Basement Waterproofing - Portland, OR

This homeowner reached out to John's Waterproofing after realizing that water was getting into their basement through the walls every time there was heavy rainfall. They wanted a solution that would protect their basement throughout the wet seasons and still look nice. They agreed that doing a basement waterproofing system would perfect to solve their problems. This is when we install a drainage system along the interior perimeter of the basement. WaterGuard is a pipe system that goes beneath the foundation floors that catches water and gives it a safe passageway to flow through without getting into the basement. It is lined with gravel to filter the water through, preventing clogging and is covered over with concrete to be discreet. It connects to a TripleSafe sump pump that works to push the water from the WaterGuard out and away from the homes foundation. We then installed a CleanSpace wall vapor barrier. This white liner gives the appearance of a clean look while also protecting the walls from moisture. It is made with woven fibers that seal to the walls with waterproof tape. This vapor barrier guides moisture from the walls down to the drainage system to be pushed away from the home. With all these steps completed, this basement is no longer at risk of water seeping through during any season and also has a clean look for the homeowner.

Creating a Clean Space for Storage- Portland, OR

These homeowners had a basement with an elevated crawl space and were wanting to create some more storage space, as well as make it more appealing since it was debris filled and had fiberglass all over. They reached out to Johns to get a free inspection and find an option that works best for them. Once our system design specialist was through with the inspection, he went over the design plan with the homeowners and they moved forward with the project. We began by removing all of the debris along with the vapor barrier and fiberglass insulation. Since this was a smaller crawl space that did not have much water intrusion, we installed our SmartDrain system. This system alerts the homeowner of a possible plumbing leak with an audible alarm and will drain the water away into a dry well underneath the CleanSpace until the homeowner can address the problem. We then installed our TerraBlock system on to the dirt floor of the crawl space to create an insulated barrier between the home and the earth. Next the crew installed our CleanSpace system all along the foundation walls, up to the rim joists and sealed it at the footing of the wooden posts with our waterproof tape. Then, to control the environment, we installed our SaniDry Sedona dehumidifier, which will effectively eliminate damp, musty odors while drying and filtering the air. This will also keep the home at a healthy relative humidity. Lastly to finish this project, we installed our foam insulation by spraying it along the foundation walls, up to the rim joists, ensuring every crack and void was filled. Spray Foam insulation guarantees an airtight seal, preventing air leaks and moisture from entering. With this finished crawl space, these owners can confidently use this area as extra storage without the worry of it being damaged.
