Needing a new Sump Pump - Clackamas, OR

This home had an old sump pump in the crawlspace. It had a full drainage system connected to it and a simple 6 Mil vapor barrier. This had proven enough for this home, until the old pump stopped working. The pump was now outdated and the parts were no longer being manufactured. They knew their home needed a pump to keep the space dry, so decided to call in the local experts to hear about recommendations. During our visit we learned that the old drain system was still in working order, and the home was due for a vapor barrier replacement. To keep their home dry, we replaced the old sump system with a TripleSafe sump pump. We connected this to the present drain system and replaced the old vapor barrier with a new 6 Mil. The homeowners were happy that it worked out and they didn't need to replace everything. 

Duplex needs Crawlspace Repairs - Clackamas, OR

This homeowner had a duplex that needed crawlspace repair. They usually just replaced the simple 6 Mil vapor barrier,  but because of heavy rains this needed to be done almost every year.  While they didn't want to upgrade the space to a full encapsulation, they knew spring more had to be done to keep this house dry and healthy.  After taking to a design specialist they landed on a solution that could extend the simple vapor barriers life by installing a full drainage system and pump first.  

To begin the installation crew pulled out the old vapor barrier and debris from under the home.  A trench was then dug around the interior perimeter of the space,  here we installed a perforated pipe in a silt sock.  This will collect the ground water and grade it to the lowest spot in the crawlspace where we installed a SuperSump Plus which sends the water will away from the homes foundation.  A 6 mil vapor barrier was then installed,  with the edges overlapped and run up the wall to help it last a bit longer.  

Excessive Water Found in Crawlspace - Clackamas, OR

This homeowner had glanced under their home. While not totally sure what a crawlspace should look like, they knew that the standing water was an issue. They called up John's Waterproofing to hear about their options. After a full inspection, our design specialist talked through waterproofing options and they crafted a solution for the home. 

Our crew started by removing the debris from under the home. Once it was cleaned out we installed a drainage system. This consists of a three inch perforated pipe in a silt sock that wraps around the spaces interior perimeter. This all naturally grades the collected water to a SuperSump Plus and pushes the water safely out and away from the home to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall to help this space be dry and healthy. 

Leaky Apartment Crawlspace - Clackamas, OR

The manager of this apartment complex called because one of the units was experiencing water intrusion in the crawlspace below. A system designer went out and met with the manager to do an inspection and explain what John's Waterproofing could do to remedy the problem. The manager said they would prefer to do the repairs from the exterior and, though we prefer to do it from the interior for a longer-lasting result, we do all we can to accommodate our customers, so we did the work from the exterior. 

The installation crew was sent out to do the work. A trench was dug down below the footing of the foundation as well as a pit large enough to accommodate an 18" culvert that extended to the footing to house the sump pump. A combination of ParaSeal and TremDrain was then used to waterproof the foundation wall. TremDrain is a two-part prefabricated drainage material and protection board consisting of a formed polystyrene core covered on one side with a nonwoven, needle-punched, polypropylene fabric. This fabric allows water to pass into the drainage core while restricting the movement of soil particles. The plastic core provides compressive strength and moderate flow capacity. A footing drain was installed around the perimeter and terminated at the sump pump and the water was pumped safely away from the complex.

Dirty, Damp Crawlspace - Clackamas, OR

This homeowner contacted John's Waterproofing because they found pooling water in their crawlspace and they were very concerned about the damage that could ensue. Our System Designer showed up at the home and after a professional introduction, he got to work by measuring the home and inspecting the exterior to look for any signs that could be contributing to the problem. He found the downspouts in good shape, but under the home there was a large water intrusion with falling insulation and mold starting to grow on the wooden posts and beams. The designer suggested a CleanSpace encapsulation to remedy all of the issues.

A few weeks later our experienced Installers came out and laid down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and old vapor barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock insulation was laid on the dirt floor and vents were sealed and all posts were isolated. A CleanSpace barrier was then installed and all seams were sealed and run up the walls, fastening under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in fully insulating the space.

 

 

Crawlspace Work to Sell a Home - Clackamas, OR

When a home goes on the market, it needs to be able to meet local codes to be move-in ready. This home's crawlspace had an old vapor barrier, but it had mud encased on it, and the water levels made this home not up to standards. To get it fixed up quickly, the realtor called up John's Waterproofing to make good use of our reality program. 

This gets them a quick quote based on plans from the realtor, and we were able to get the job scheduled quickly to the home could be sold. Our crew arrived and began by clearing out the crawlspace. We then installed a drainage system. This included a SuperSump pump with a perforated pipe system to collect ground water and divert it out and away from the foundation of the home. We then installed a 6 Mil vapor barrier to help protect the home. The home is now move-in-ready! 

Broken Pipe Brings Attention to Water Damaged Crawlspace - Clackamas, OR

These homeowners hadn't thought much about their crawlspace, it had a vapor barrier when the home was purchased, and since then, the space had been left as is. That is until a pipe burst under the house. After getting the pipe fixed, they were informed that there was caked un mud throughout the crawlspace, and the old vapor barrier would need to be replaced. 

When we inspected the house, our design specialist found water stains along the foundation walls, showing that water was common under the home, the pooling was not just from the pipe. We removed the old vapor barrier and then installed a three-inch perforated pipe along the interior parameter to collect the groundwater and direct it to a newly installed SmartSump pump. From here the water is taken away from the home and out via a LawnScape outlet. With the water now being moved away so it wouldn't flood the crawlspace, we laid down a new 6 Mil vapor barrier. 

Waterguard in Clackamas, OR Basement

These homeowners called John's Waterproofing because they had water entering their basement. Our inspector, Daniel came out and recommended that we install our patented Waterguard drain system and a Super Sump pump. Once the homeowners agreed to the suggestions, Manuel and his team immediately started work in their basement. They installed our Waterguard system that is placed in the perimeter footing of the basement floor. Waterguard collects wall and floor seepage and directs it to the Super Sump pump. The Super Sump pump pumps up to 2,650 gallons of water per hour and comes with a built-in alarm system for if water levels get too high.
