Crawl Space Repair Photo Album: Filthy Crawl Space gets a Transformation - Clackamas, OR
This homeowner reached out to John's after noticing a musty smell in their home that got stronger during rainy days. They went to check their crawl space and were overwhelmed with what they saw and knew it was time for a big transformation. We went out and thoroughly inspected the crawl space and found it to be in tough shape, full of fallen insulation and even some personal belongings that were ruined, full of debris and water. After finishing the inspection we went to meet with the homeowner and go over the findings and the best options to create a dry, healthy, and stable crawl space. We went over the benefits of a full encapsulation and the homeowners knew that was the only route to take, so they moved forward with the estimate and we began the project.
First, we removed all of the debris. This includes the fiberglass insulation and old vapor barrier. Next, we dig a trench around the interior perimeter of the crawl space in which we install a 3 inch perforated pipe into a silt sock. This helps in creating a secure passage for water to properly drain to the lowest point. At this low point we install our SuperSump plus, which will collect all of the water that enters and pump it outside and away from the foundation through a discharge line. We make sure to cover all of the vents and seal them shut to prevent outside air from entering the space. We use a bottle jack to lift every post to install a piece of our CleanSpace barrier between the footing and the wooden posts, and this product is also anchored into the foundation walls, up to the rim joists. Over top of the entire dirt floor of the crawl space, we install our TerraBlock system, providing an insulated barrier between the home and the earth. We then cover all of the TerraBlock with our CleanSpace system and seal it with our heavy duty CleanSpace tape. To keep the environment controlled, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp and musty odors by drying and filtering the air and keep the home at a healthy relative humidity. Lastly, to complete this project we install our foam insulation. We spray this directly onto the foundation walls and since it expands, it fills every crack and void ultimately guaranteeing a airtight seal and will keep this crawl space protected and this home dry, healthy and stable for years to come.
